Small Double in Lower Clapton £780 bills included

**Viewings this weekend Saturday 6th between 11am- 1pm & potentially Sunday 7th.**
Looking for someone to rent from the 1st Jan (but room is available now if needed).
We have a small double bedroom available in our 4 bedroom shared house in Lower Clapton.

The rent is £780 with bills included (internet, water, electricity/gas, council tax & rent).

The room is quite small, comes with a bed and built-in clothes rail - probably a squeeze for anyone with a lot of stuff / furniture (we have limited storage throughout the house).

Although the house is pretty tired and worn, it is well equipped (dishwasher/tumble dryer/washing machine). There is a lounge/dining room, separate kitchen, 2 showers/1 separate toilet and a nice patio garden. We are really well located in Hackney. Lots of nice pubs nearby and both Hackney Central/Hackney Downs are max a 10 minute walk away.

The current housemates have lived here for up to 4 years, and are a mix of old & new friends, late 20s-late 30s. We have different schedules, with half working Mon-Fri 9-5pm and half working late nights in hospitality.

We all get on well, do our share of the cleaning without being asked, enjoy hanging out over a meal or a film, will head to the pub or a festival together. We rarely bring the party home these days however. We all appreciate the need for personal space and have our own interests outside of the house.

Please note, as a busy household with mixed schedules, WFH everyday is not an option and very light sleepers might struggle with roommates returning home late from work but we are pretty considerate & generally very quiet.

Ideally we are looking for someone in their 30s, who studies/works mainly out of the home, who does their share around the house and won't bring the pub back for an afters. Same time, we're all very sociable, enjoy a laugh and would love for our new housemate to want to hang out and be part of sharing a home.

As the room is available soon, we intend to hold viewings this weekend 6/7th Dec. Please respond with your age, availability, work/study and a few details about yourself.
