Double Bedroom in Clapton Apartment - £1,000+Bills

I’m looking for a female to take over the other room in my 2 bed flat, it’s a great sized double bedroom with its own bathroom and an open plan kitchen/lounge. The balcony and views look out over the wetlands and the canal! Ideally, I’m looking for a someone who is clean and tidy but also sociable and welcoming! For professionals between 27 to 32-ish and no students too. Only an 8 min walk from Clapton overground and 5 mins walk from the bus stop.

I’m Claudia, 28 and I’m an A&E nurse associate so I work days and nights and will be awake sometimes overnight etc (I don’t do jumping jacks in the early hours though dw haha!).

The room is available on 19th April, so you’d be taking over the tenancy from this date.

The room is fully unfurnished, so you’ll need to bring your own furniture when moving in. From the pics, you can comfortably have a wardrobe, double bed, chest of drawers and a side table (room is 3m x 3m, so a great size!).

The bathroom is really big with a bath in too! And whilst it is the main bathroom it’s all yours as my room has an en-suite. You’ll have the mirror and wall unit in the bathroom, but the rest will be taken by the current tenant who's moving out.

- Council Tax (band D) £103
- Water £29
- Electricity £64
- Deposit £1210
Total £1,200(-ish) all in!

As you’ll take over the tenancy, there will be that last 12 days of April to pay which calculates to be £480 (including bills) and you’ll need to go through the estate agents to put a deposit down and secure the room, which we will help with too but should be a very smooth process.

The tenancy will roll over to a two months break clause from 1st May instead of being a yearly tenancy due to renter rights laws!
