Hello!

I’m looking for someone to take over my room in a lovely 2 bed flat. It’s a really good sized double bedroom with your own bathroom, and there is an open plan kitchen and lounge. The balcony looks out over the wetlands and canal which is such a nice view.

You would be living with Claudia, who is 28 and works as an A and E nurse associate. She is friendly and sociable and is looking for someone who is clean, tidy and easy to live with. Ideally this would suit a professional aged around 27 to 32 and no students, couples or animals please.

The flat is in a great location, about an 8 minute walk to Clapton Overground and 5 minutes to the nearest bus stop.

The room is available from 19th April and you would be taking over my tenancy from that date. It comes unfurnished so you will need to bring your own furniture. The room is around 3m by 3m and comfortably fits a double bed, wardrobe, chest of drawers and a bedside table.

The bathroom is really spacious and includes a bath. While it is technically the main bathroom, it would be entirely yours as Claudia has her own ensuite. The mirror and wall unit will stay but I will be taking the rest of my belongings.

As you will be taking over the tenancy, there are also the remaining 12 days of April to cover which comes to about £480 including bills. You will go through the estate agents to arrange the deposit and secure the room and it should be a straightforward process.

From 1st May, the tenancy will move onto a rolling contract with a 2 month break clause instead of a fixed yearly term.
