Gorgeous room in our flat is up for grabs!

The room is at the back of the house on a quiet residential street between Rectory Road and Clapton stations (7-10 min walk to either, 3 min run if you are late).

The available bedroom is on the top floor and is unfurnished.

This is the nicest place I have lived in and feels spacious as it is set across three floors. We have a huge lounge, seperate kitchen and a massive bathroom with bath and shower. We share the garden with the downstairs flat.

You'd be sharing with two females, between 34 and 30 something years old. I work full time for an art gallery. Emma works full time for Essex council in education, and sometimes will be working at home.

We are tidy and considerate of each other, and the atmosphere is relaxed and friendly.

We are not a party house.

Also living in the flat are my two cats, one of which has a big personality and will want to socialise with you. The other will be indifferent. Therefore it would be helpful if you liked cats.

We are looking for a flatmate who is easy going and considerate. Quiet and tidy would be a bonus. We do not want to live with a couple.

The room is available from 17 October at the very latest, but moving in from 3 October could be negotiated.

Money stuff:
- Rent is £707.89 per month and we pay into a bills account £80-£100 per month.
- We take it in turns to pay £20 every two weeks for a cleaner to deal with the common areas.
- Deposit is £664 and is placed in a Deposit Protetion Scheme by the landlord.

- The house is owned by a private landlord who does the maintenance, but managed through an agency; they will charge an admin fee of approx £200 - 250 for reference checks, printing off bits of paper and sending emails. Hopefully the government will put a stop to that soon.
