Double room for rent in 2-bed house located in a quiet residential area in Colliers Wood SW19 - Zone 3 for £825.00 per month plus about £187.00 or so for bills (breakdown further down).
My housemate is moving out to live with her girlfiend so I am looking for a replacement housemate to move in around 11 November (she says she will be moving out the weekend of 9th - 10th).
Our rent runs from the 14th of the month so that's why the move in date is in the middle. I'm sure we can speak to the agency and change it later on but for now let's keep it simple.
You'll be sharing with me (Xan), my cat Layla, and the occasional visitor cat Casper - We are all pretty quiet and chill. I've started an apprenticeship recently so I'm either working/studying, at the gym (trying to get back in shape), or at a dojo doing martial arts, but I try be social when I can but I also respect your privacy and space.
As I'm LGBTQ, I would prefer a similar housemate but obviously everyone is welcome so long as we all respect each other and take care of the place and keep things clean and tidy etc
The property is a 2 double bedroom house with shared living room and kitchen downstairs and the 2 rooms and bathroom upstairs. The house is furnished* but you are welcome to bring in your own bits and we can store existing stuff in the attic or shed.
*The bed in the room belongs to my housemate so we will get the agency/landlord to provide one if you don't have one already. I don't believe there is a TV downstairs as part of the furnishings.
The house has gas central heating and there is a radiator in each room.
The kitchen leads out to a rear garden that has a shed for some storage. I normally sort out the lawn maintenance, trying my hand at flowers and growing some veg here and there.
There is a driveway so off-street parking is there should you need it.
There is also storage space availble in the attic.
The room that is available is the master bedroom I'd say as it's bigger and has built in wardrobes. It is also the cooler of the two rooms, facing SW onto the quieter residential street area.
The rent is £825.00 per month payable on the 14th.
Deposit will also be £825.00 (I can cover this if needed).
As my housemate is moving in the middle of the month I'd also need £93.44 for the 2nd half share of the bills.

Council Tax is currently £178.89 (Band C)
British Gas is £102.91
Thames Water is £56.00
TalkTalk Broadband is £35.95 (I am going to change providers and get a cheaper & better package tbh)
Total is £373.75 = £186.88 each
It's a fairly decent area, mostly quiet and 10-15 min walk to Colliers Wood on the northern line. I regularly travel into central and it takes 45mins to get door-to-door to Tottenham Crt Rd (including walk time to station).
There is the local Tamden Centre nearby with a few shops like TK Maxx, Next, JD Sports, Sports Direct, Moss Bros, Boots, Starbucks, Nandos, and McDonalds.
There is a good size Sainsburys and M&S nearby with Burger King, Aldi, and Dunehelm in the same complex.
2 gyms nearby both 24 hour access.
A good few pubs and places to eat around (i recommend William Morris in Abbey Mills - there is also a Pizza Hut and KFC there).
