Hi there,

I’m moving out of my tenancy, and am looking for someone to replace me :)

The home is a lovely 2 storey maisonette, with 3 bedrooms, 2 bathrooms, kitchen, outdoor garden space, shared living room and an office space which anyone is welcome to use to WFH.

The room itself is on the top floor with separate bathroom downstairs. The room is a good size, feels cosy and gets beautiful sunrises in the morning from where the window faces.

Kitchen is recently refurbished with induction hob, dishwasher, oven, microwave, washing machine and coffee machine. Pretty much any kitchen bits you may need can be found in a cupboard somewhere!

On-street parking is available too, though will require applying for a permit.

Open to pets! I’ve been fortunate enough to live here with my own medium-sized dog. It’s just important the pet is well behaved :)

The area is well connected. Nearest tube station is Colliers Wood (10 min walk), which is on the Northern Line and gets you into Central London in half hour. There are plenty of bus routes, including connections to Kingston and Wimbledon.

Wimbledon itself is only a 7 minute bike ride away (or half hour walk). Really handy as Wimbledon Station is well connected with District Line and National Rail services.

There are plenty of good shops nearby with a big Sainsbury’s and big M&S, and a smaller Co-op just down the road.

Lots of nearby leafy parks if you love nature like me. Good for trail walks or runs along Wandle River, and Morden Hall Park is stunning!

The house itself is very chill. The live-in landlord is often either out, travelling or working from his room. Which tbh has made this property feel like I have it mostly to myself! (As he doesn’t really use the kitchen or living room) Making it nice to relax in when I come home from work. It’s a place where you are more than welcome to make a house a home.

The landlord is currently only renting out one of the spare rooms, which gives you sole use of the downstairs bathroom (as he has his own en-suite). That being said, he may have plans at some point to rent out the other spare room (located downstairs). If that did end up happening he’d be very mindful of your potential housemate preferences. But I don’t foresee this happening any time soon.

The landlord is ideally looking for someone who has intentions to stay longer-term (minimum 1 year). That being said, as of May 1st Renters Rights change and fixed-term contracts will no longer be a thing, making all tenancies a rolling contract. So ideally he’d like someone with the intention for longer term, but of course things change and you’d have the freedom of moving out earlier giving 2 months notice.
