Double room available to rent in a lovely house between Tooting Broadway and Collier’s Wood.
Welcome to 95! This house is much larger than average for the area with good sized bedrooms and a massive open plan kitchen-diner (as we’ve been told my all our friends – it is the perfect spot for pre-drinks) opens out onto a charming walled garden with BBQ. This is a house for people who like space and want to socialise.
The house has been fitted out with acoustic insulation in the floors, is double-glazed and has California shutters, so you should get excellent undisturbed sleep even if others are coming and going.
Full time in the house are Ed ((30) works sports marketing and plays rugby/gyms), James G ((25) works in sports partnerships and is an avid runner and swimmer. Sam ((27) works in insurance and does gym/rugby).. The owner, James, works in E-Commerce and is a keen kitesurfer, runner and late on the uptake on field hockey. James travels loads and so only spends maybe 10-12 nights per year in the house. Nice balance in the house between doing our own stuff and eating together/sharing the days' events followed by a few drinks.
The house is of an extremely high standard and will be kept looking nice with a weekly cleaner, who can also help with your ironing.

About you: you will be a switched on but fun professional. You will probably be in the age range 22 - 27 on moving in.
If your friends describe you as "fun", "up for a laugh", "sporty", "sociable", "considerate" ... that would be good. In my time at the house, the guys have become some of my closest friends and we share many great memories of the pre-drinks we have had around the dining table. If you are simply looking for a place to sleep and not engage with your housemates, then this isn’t for you. In the same vein, if you are probably going to be in the office lots of late nights and weekends (lawyers we are looking at you) then that is less of a vibe -- sorry. We respect one another and if you are someone who will make a mess for someone else to clean up, this is not the house for you.
You will probably be into sports – participating, watching or both. Ed and Sam both play rugby and keep fit; and James G does f45 and runs. James B runs, kitesurfs and plays hockey. We have had 2 house /alumni of the house ski trips (France and Japan). Sunny weekend in London: maybe we take our bikes up to Richmond Park. Sport on TV: Rugby, cricket and football mainly. Invite your mates. Get involved.
We often cook together or for each other once/twice a week depending on our commitments and who is in (don’t worry you don’t need to be Gordon Ramsey, just be willing to get stuck in), and when we have weekends in, we often do a dinner Sat evening or Sun lunch/early supper.
We are sorry but no druggies, no smokers, no resident pets, no couples (of course visits are okay, but this is a 4-person house not a 5+ house). As we often cook for each other being a meat-eater makes it easier as we don't have to cook two different things; that said, we happily and regularly cater for veggies when we entertain.
The rent is £1,000 / month plus £150 (fixed) (total therefore £1,150) to cover tax, utilities, internet/TV/sports, a cleaner (who will iron your shirts) and a list of about 40-50 cleaning products, kitchen consumables, as well as tea, coffee, spices etc. all included in the £150. Rent review is usually in April/May each year.
