2 double rooms to rent in a lovely house

About the house:
There are 2 double rooms available in this lovely 3-bedroom peaceful house share. There's a garden with a bike shelter, and parking is available right in front of the house for free. There is also an extra spare room, perfect for storing things (clothes, shoes, ...) or ironing (see the last photo), and an extra cupboard for clothes in the hall inside the wall.

Two of the current housemates are moving out, and I’m looking to create a friendly, cozy home. I’m seeking two kind, respectful, tidy, and clean housemates, open to a cleaning rota and committed to maintaining a clean, hygienic living environment. This is a chill, laid-back and relaxed house, so no big parties, but it would be great to occasionally share meals, movie nights, etc., while respecting each other’s time and peace.

You’ll be living with me, Clara, a 29-year-old piano teacher. I love music, going to parks, concerts, exhibitions, go for runs, and I’m always happy to discover new exciting things! I’m calm and easygoing, though my schedule can be quite busy depending on the week, but I’m always up for fun and good times.

Great connections to center London 5min walk to Crofton Park train station and 10min walk to Honor Oak Park overground station, bus stop 3min walk).

Rent: £716 excluding bills (possible increase of £17 per person)
Council tax: £71 each.
Bills: around £30 each, which may go up to £50 during winter for heating.

The move-in date is September 22nd.
You will need to pass referencing with the agents, and your income must be 30x the rental share (about £22k/year), or you’ll need a UK guarantor.

The rooms are unfurnished (need to confirm if the current housemates are happy to leave the chest of drawers). The sofa and table in the living room will be taken by our housemates, or they’re happy to sell them to us. You’re welcome to bring your own furniture, plants and decorations for the living room and shared spaces !
