✨ About the House & Location
Our home is ideal for anyone who loves city access but values a peaceful home base.
The room is spacious, bright, garden-facing, peaceful, and a genuinely lovely space to make your own. It is unfurnished but the outgoing tenant is willing to discuss leaving some of the furniture. This would be a sublet from July 3 to September 3, with a view to join the tenancy contract from September 3. An earlier move in date is possible.
The house itself is a large Victorian terrace with a kitchen (dishwasher and washing machine included), large living room and two bathrooms (both with showers over baths) across three floors. We also have a garden we’re currently coaxing back from the wild, and we eat outside most days when the weather’s good. The house was repainted less than a year ago and the landlord is responsive.
The location is lovely, with a variety of coffee shops, a pub, a deli, shops and the iconic Rivoli Ballroom round the corner. Trains go from the front door to central London (Blackfriars, Elephant & Castle, etc.) in 20 minutes, twice an hour. The house is on the road next to the station so it is genuinely easier to get into central London from here than it is living in far pricier areas that are geographically closer to the centre, because of the train connection. Nearby train stations (10-15 minute walk) connect to London Bridge, Waterloo East, Shoreditch and London Victoria. There is also free on-street parking outside the house.

You would be moving in with three fun-loving, friendly people with busy work and social lives. We work hard, play hard, and really value both our independence and our connection as housemates.
Two of us work from home most of the week from the living room, and respecting our workloads is important. However, we’re also always up for a laugh. Time together involves Aperol Spritzes in the garden, regular nights out, and hungover debriefs the next day. If you’re the kind of person who enjoys a silly night followed by an even sillier morning rehashing it all together, you’ll fit right in.
We all have our own lives and friendships and we’d like to meet someone independent, who has a balance of their own friends and hobbies themselves too. One of the house members has a long-term partner that stays over about three times a week, but is lovely and very quiet and respectful. You’ll be encouraged to meet our friends and come on nights out, and we’d love to get to know the people in your life too, but there’s no pressure.
All three of your housemates are honest and direct and down-to-earth people. We say what we mean and strongly value direct and authentic communication as a matter of mutual respect. We’d love to live with someone who feels the same.
Essential:
We are looking for someone who is clean, considerate, quiet, LGBTQ+ and neurodivergent friendly, and loves animals! Ideally we would like someone who has a similar schedule to us, i. e. doesn’t wake up super early or work night shifts.
🐾You Must Really Love Animals
We have two indoor cats and a dog who are cheeky, cuddly, and very much part of the household. They're affectionate and hilarious, but also crafty: they’ll absolutely try to steal your food, run out the front door if you’re not careful, and demand cuddles at inconvenient times. We’re looking for someone who genuinely loves animals — not just tolerates them — and will be reliable, warm, and actively responsible around them. Our home is shared with them as much as with each other.
🧼 Cleanliness & Shared Standards
We all live in the house and use the spaces so you’ll see bikes and shoes in the hallway, and a cluttered desk in the front room, but hygiene and cleanliness is non-negotiable. We all are responsible for keeping the kitchen and bathrooms clean, hoovering regularly, taking bins out, and doing your part to keep shared spaces safe and comfortable.
Your identity
We would also ideally like it if you are age 24-35. It is essential that you are not homophobic, transphobic, racist, or into any other forms of oppression. Bonus points if you are queer!

🧾 Referencing Requirements
References will be required as part of the formal contract process.
The tenancy is until September 2026 but we understand that sometimes life takes a turn, so if you need to move out early there is a £50 re-referencing fee and we ask that you give us reasonable notice and help us find your replacement.
