Description

Hi, we’re looking for a new housemate to join us in a 4-bed, 2-bath house in Crofton Park, SE4 🙂

Where: Salehurst Road, near Crofton Park and Honor Oak Park (SE4).

Rent: £810 pcm

Deposit: £934.61 (5 weeks' rent)

Bills and council tax: Currently on average £130 per person per month. This includes council tax, electricity, gas, water, and WiFi. We also need to cover the cost of a garden bin, which is £25 per person per year, and a professional clean of the whole house once per year, which is around £45 per person.

Availability: officially from 6th August, possible move-in from around 20th July after signing the contract

Contract: You’d replace our housemate (who’s moving out of London) on a contract ending on 5th Feb 2026, which we’re planning to extend. It is signed with an agency and managed by the landlady who lives next door. She is not nosy, does not visit unannounced or without reason, and gets things fixed quite promptly.

Housemate preferences:
- LGBTQ+ or a queer & trans ally.
- Looking for a long-term place to call home,
- Roughly similar age, around 25-35. This is not a dealbreaker and we’re mostly looking for someone we get along with who’s got similar needs about the house.
- Students welcome if happy to split council tax.
- Shared interests would be great (see below)!
- No couples or heavy smokers please.
- Someone tidy who cleans after themself and is happy to stick to a cleaning rota.
- Someone who is mindful when inviting people into the house. We’re not looking forward to bumping into strangers in the kitchen every Saturday morning, or to feeling like someone’s partner is an extra housemate. Guests are very welcome as long as there’s clear communication and respect for boundaries ✨
- Someone happy to have communal dinners / evenings or take part in outings as a household!
- We can’t live with cats (allergy) and the landlady won’t allow dogs. We’re open to discussing other small non-dangerous pets.
- Benefits accepted with a guarantor (referencing details below).

The room:
1st floor. Furnished with a double bed, a chest of drawers, mirror, shelf, and a double-door wardrobe. Optional lounge chair. There is enough space for some additional furniture such as some extra storage and a desk. Has a large South-East-facing window with a view to the garden.

The house:
The place is bright and finished to a decent standard. There is a lot of shared space including kitchen + dining, the living room, and a small garden with some furniture. There is a spare room we use as a shared office. It comfortably fits 4 desks up to 120x70 cm, which should allow for good working space (we work or study from home some of the time).

There is space to store bikes in the garden, or potentially in the office depending on how many people wfh. There is no dishwasher but we have the space and permission to buy one if we want.

We need to maintain the garden (it’s not too big!), so ideally looking for someone happy to contribute.

The vibe:
You can expect the house to be mostly peaceful, and we’re up for sharing meals every now and then, walks, movie / board game nights, and going to art and music events and an occasional rave. Marysia used to host small crafts nights for friends in the past and may get back into it at some point! We’re also happy to host friends for dinner, and there might be an odd birthday party but we def won’t be a party house.

We try to keep the place clean and use the SplitWise app for shared expenses.

Current household:

Vandana: I’m 28, queer and originally from India. I’m a UX designer/researcher, currently doing temp data science-y work. I enjoy playing board games, watching films, food and cooking, negronis, visiting art galleries, doing lil sketches, going on day trips (especially to the sea!). Happy to create a warm vibe together. ✨

Yasemin: I’m 26 and originally Turkish. I’m a creative technologist and an aspiring computational artist. I work as a lecturer and technician. I love travelling, visiting art exhibits and having chill hangouts at home.

Marysia (she/her): I’m 29 and originally from Poland. I work as a lecturer in creative computing and am starting a part-time PhD this autumn. I love crafts, music (mostly electronic and experimental), I’m a proud plant mom and always hyped for some good vegan food! I go to a lot of concerts, some exhibitions and an occasional rave. Currently trying to find more time to make art! I can also bake some amazing vegan pierogi (Polish dumplings). Super nerdy about all things computers, arts, and music.

Transport links:
- 8-10 mins to Crofton Park with Thameslink trains to Peckham, E&C, Blackfriars, City Thameslink, Farringdon, Paddington, and occasionally direct Southeastern trains to Victoria. Thameslink runs every 30 mins most of the day, more frequently during peak morning hours.
- 10-12 mins to Honor Oak park with the Overground line going to New Cross Gate, Canada Water (change for Jubilee line), Whitechapel, Shoreditch, Dalston, Highbury & Islington etc. Also occasional Southern trains to London Bridge. The Overground usually runs about every 7 mins.
- 15-17 mins to Catford Bridge with Southeastern trains towards Waterloo East, London Bridge and Charing Cross, every 15 mins.
- 6-8 mins to buses 171, 172 going into central through New Cross Gate, and similar distance to P12 and P4 towards Peckham, Brixton or Surrey Quays, and to the night bus N171. 5 mins to bus 284 going to Catford and Lewisham. More buses from Catford but it's a bit further.

Referencing requirements of the agency:
- A soft credit check,
- Proof of address,
- Reference from the previous landlord if applicable,
- Proof of income (from the workplace, or last 3 payslips if self-employed),
- Min. income requirement 24k/year to rent without a guarantor,
- If you need a guarantor, min. income requirement for them is 28.8k/year. The guarantor must be UK-based, and their income reference must be from the UK.
- If you don’t have an income or a guarantor which meets the requirements, there may be an option to pay the rent in 6-month instalments.

Accessibility
There are 14 steps to the first floor and there is no lift. Some of the halls in the house are also quite narrow. There is a step into the house and a step from the kitchen to the dining part, with access to the office and downstairs bathroom. There is one bathroom with a bath/shower on the first floor and one bathroom with a shower on the ground floor. There is no phone entry system. Please ask about other accessibility aspects.
