Lovely House share with 3 other girls

I am unfortunately leaving my lovely house share to move to be closer to work so would need someone to take over my tenancy till May 2025 - the landlady has no intentions to sell the flat at this time so likely will renew in May if you require something longer term.

The flat is with three fab girls between 23-28 working in travel, higher-ed and events/Fashion - great girls who are up for a night out but also have their own things going on (x2 Aussies x1 North London Native1)

The room is a great size, has a built in wardrobe, really comfy bed, chest of drawers and lovely parquet flooring.

The flat has a good size kitchen, bathroom with bath/shower, washer and dryer, underskirt/underfloor heating. Also has a lovely bright big living room.

Also has a small balcony.

Bills not included but comes out on average around £100ish a month

The flat is a 5min walk from crouch end high street and has great access to Finsbury Park/highgate tube

Landlord is lovely and very proactive.

I am likely looking to move early September but this depends on when my new accommodation is ready so may be slightly earlier or later

You MUST be earning in excess of £20,490 and be able to pass a reference check, credit check, right to rent check and also be a good fit with the current girls so unfortunately we can't accept any applications from Guys (sorry!) it is very much a girls' flat.

This is very much the girls' home so it's important you're considerate, realistic and like to live in a clean space. The girls' are super chilled and friendly, host their friends which you're welcome to for dinners and drinks - but also be mindful of each others space, love a night out, but not be the ones to bring back random people for an afters!
