Hi there!

I’m looking for a new flatmate to share this lovely flat in the Crouch End/Hornsey area of North London as my current flatmate is moving out. The room will be available from 5th October, just in time for the start of a new contract.

About the Room: Large, bright, and modern double room with plenty of storage.
- Your own separate bathroom—no need to share!
- The flat is over two floors, featuring a spacious open-plan kitchen and living room with a Juliet balcony.
- Furnished (minus the desk and chair in the pictures), with lots of storage space throughout.

Rent: £1,125 per month (bills not included, typically around £120 -£140 per month, but can vary when quarterly gas/bi-annual water bill payments are due etc). Council tax band B.
Both rent and bills are due on the 1st of each month.

Deposit: £1,125. Protected by DPS.

About the Area: The flat is located near Crouch End Broadway, offering great transport links into central London. Finsbury Park (Victoria line, Piccadilly line, National Rail) is just a short distance away, and you also have Hornsey and Harringay stations (Great Northern direct to Old Street/Moorgate) within 10-12 minute walking distance, making commuting a breeze. The neighbourhood is vibrant, with plenty of pubs, independent shops, cafes, and parks to explore.

About Me: I’m an NHS Senior Analyst working in a hybrid setup, with one day a week in the office. In my free time, I’m all about sports—whether it’s playing tennis, watching football/ Formula 1, or watching the boxing. I also enjoy long runs/walks, and I’m always up for a drink at the pub or a good Netflix binge.

I’m friendly, respectful, and tidy, enjoying a balance between socialising and personal downtime. I’m looking for a flatmate who shares a similar vibe—someone easy-going, considerate, and who doesn’t mind having a chat but also values their own space.

About You: I’m hoping to find someone who:
- Is a friendly, tidy, and respectful professional
- Enjoys a balanced social life and has their own things going on, but is also open to hanging out/watching sports, going to the pub, maybe even playing tennis etc. occasionally.
- Ideally, doesn’t work from home all the time (this is just a preference, not a deal-breaker for the right person!)
- Is earning over £34,500 per year, as this will be checked during the references process.

Important Details:
- You’ll be signing a 12-month contract, shared with me, the existing flatmate.
- Viewings will be conducted from this week (2nd September), with in-person viewings required so we can meet and ensure we’re a good fit
- Single occupancy only, no couples
