Dbl Room in Cosy Flat - Finsbury Park/ Crouch Hill

Hello!

I'm looking for a flatmate to join me in my lovely little flat for a 6/12 month let. (Flexible depending on the right person).

LOCATION:
It's a cute and cosy flat situated between Finsbury Park Station (10 min walk), Crouch Hill Overground (2 minute walk) and Crouch End (7 minute walk).

The transport links are fantastic with the W3, W7 and 210 bus stops all within 5 minutes away.

The flat is on the 1st floor of the building with great security and friendly neighbours - mostly young families.

THE FLAT:
The flat is warm and cosy and has a really nice calm vibe to it. There's a large kitchen with plenty of storage space, a large fridge freezer (I hardly ever cook so there will be plenty of space!) A utility room attached to the kitchen with a washing machine.

A nice large living room with a big sofa where I like to spend time reading or watching films. There is also a nice little balcony with a seating area which allows for some outside space - which is great during the summer time!

The bathroom is pretty standard for an ex council flat but the shower's good and also there's a bath!

The double room is nice and cosy with a bed already there - there's also a built-in wardrobe so lots of storage.

The rent is £1000pcm
Bills are approx (each):
wifi: £20 (am looking to switch to something cheaper though)
Council Tax: £64
Electricity: £15-20 (depending on usage)

My mum is the landlord so rent would be directly paid to her each month - she's better than any landlord I've ever had before lol - very efficient with getting things fixed/sorted. We also have a great handy man who's a family friend and gets things fixed pretty quickly.

ABOUT ME:

I'm 35 years old working in TV and film so I work long hours. 
I'm into Film and TV, Gigs and festivals, Pilates and  going to the pub with my friends etc etc.

 I should probably mention that in no way is this a 'Party House', I'm too old for all of that!
But that's all within reason and with respectable communication.
I just ask that during the week there's no loud house parties that go on til 3am (previous trauma here).

Other than that all I ask for is a respectful and considerate flatmate who doesn't leave dirty plates out all night (previous trauma here).
I like to keep the place tidy - but it's fairly easy to keep clean and nice. Other than that 'm pretty easy going and a pretty chilled flatmate.

I spend a lot of time in Crouch End which is where me and my family are from so I know the area really well. It's got a really nice small village feel to it, a lot of locals and a million cafe's, restaurants, bars and hairdressers etc. It's very cute.

 And then Finsbury Park is amazing for transport. You can get the Victoria Line straight into central London in about 20 mins.

I'm looking for a working professional who's kind and considerate. Happy to chill and chat, hang out and watch a film  but also who's happy to do their own thing as well.
(Preferably female - sorry lads)

Looking to find someone pretty soon but also will be flexible for the right person.
