Description

Bright two-bed flat available in 1930s period block just off Crystal Palace triangle, comfortable and peaceful. There are two double rooms; the larger one (3.75m x 3.4m = 12.75sq) and a smaller one (3.5m x 2.5m = 8.75sq) which looks out onto the garden.

I have lived in the flat for 7 years and have loved living here. I’ve put a lot of work into making it a comfortable and relaxing environment, investing in quality furniture. I put a new bathroom in to a high spec with a power shower and installed all white goods having research best models and energy efficiency on Which? (Fridge-freezer, washing machine, dishwasher and new boiler).

Decoration in the flat is fairly neutral, I’ve kept some features in keeping with the 1930s period e. g. style of the sofa, table and chairs. There is a communal garden which can be reached via the kitchen door as the flat is on the ground floor. There’s space for a table and chairs and you’re welcome to get involved with gardening if you want to which is done by a couple who live in the block. The neighbours are nice and have an email chain letting each other know what’s going on. I’ve organised a couple of socials with neighbours whilst living here so there’s room for that if you want it, or you can hide away as the flat is quite private.

It would suit a single person, a couple or two mature people sharing. I’m looking for people who will enjoy a peaceful environment and will respect and look after the place. I have a lot of kitchen stuff I won’t need to take with me so I can leave some things if you want them or remove as you wish.

I intend to manage the rental myself and am looking to build a good relationship with whoever moves in and be a responsible landlord. I’m in the process of getting everything sorted e. g. gas and electrical safety checks, energy efficiency and will put deposits in a deposit protection scheme. I’m a professional 37 year old woman moving to North London (renting there) to be closer to work.

The location’s great, it’s a 7 minute walk to Crystal Palace train station (25 mins direct train to London Bridge, Victoria or Shoreditch) and 1 minute from 'The Triangle', the hub of Crystal Palace with shops, pubs, restaurants and a Saturday farmers’ market. The area has really developed in the time I’ve been living here; there are now cool boutiques, vintage shops and an Everyman cinema. There’s a real sense of community in Crystal Palace, with the annual Crystal Palace arts festival, a great Bonfire night display with live music and DJs, the film festival and lots of get involved with should you wish to. There’s a huge park 5 minutes away which is really beautiful, there’s a lake, the ruins of the old Crystal Palace which burnt down, a big sports centre with a 50 metre pool and lots of yoga options nearby too. The flat is on a quiet, leafy street and there’s free parking.

I can be flexible on dated. Please get in touch to arrange a viewing.

Thanks, Dani
