Lovely huge room for full-time working out lodger

This beautiful and really big room, full of light, with a double bed and plenty of storage is available from the 1st of May. There are 2 bedrooms on the first floor, one of which is occupied and this one that is for rent, while I have my bedroom and bathroom on the second floor. You will share the bathroom and toilet on the first floor with my existing lodger and we all will share the large kitchen/living room which has a small balcony. There is a large back garden (no direct access) and the Gipsy Hill railway station is very convenient at only 4 minutes walk, while the Crystal Palace triangle is a 8 minutes walk.
I'm looking for a professional person working out full time, vegetarian (peschetarian is ok), clean, not too noisy and easy to get on with and not allergic to cats (I sometimes look after my downstairs neighbours lovely cat)
