Hello, we are looking for a new flatmate, preferably a professional female to fill a double room with its own bathroom in the heart of Crystal Palace.

The room,
A good sized unfurnished double room with a skyline view of London. You also have your own bathroom which is right next door to the room.

The tenancy,
Tenancy starts from the 3rd of September 2024 and will be for 12 months. Unfortunately, there is no flexibility to the start/move in date. Rent is 800 pcm. Deposit is usually one month's rent. Referencing will be required by the estate agent.

The flat,
We’re a quiet, peaceful and clean flat and looking for someone who is looking for a place to call home. We’re definitely not a party flat, more like a cup of tea on the couch flat. While it’ll be great to get to hang out in the evening in the lounge, going for coffee or even exploring London, we also appreciate that we all need our own space and alone time. We also don’t need to be strict with cleaning rotas and such, but just a respect to clean up after yourself and pitch in with supplies etc.
The flat was refurbished in 2019 so everything is pretty new. We have a washing machine in a little utility room, but no dryer.
Unfortunately, we don’t have an outside space, but we do have the park 2 mins away that makes up for it.

About us,
Hello, I’m Ellen, a 28 year old Brit and have been in London since 2019. I’m a working professional in higher education and am usually in the office 1-2 times a week and working from home the rest.
When I’m not working you’ll usually find me dragging Clara to watch some sort of women’s sporting event (sorry Clara), finding new coffee spots, exploring London with my camera or sitting in a park with a book. I love going to exhibitions, gigs or shows with friends, so recommendations and company are always welcome. If I’m not doing any of the above, I’ll be lying on the sofa.

Heya, I’m Clara, 27 years old German and have been living in the UK (Brighton and Hove) for the last 8 years. I’m currently working as a data management consultant, working from home and occasionally going into the office which might go up to 2 times a week depending on the project I’m working on.
Outside of work I am often out and about exploring new places, from independent coffee shops and parks, to exhibits or gigs, and any sporting event I get to tag along with Ellen. I also love to try random new things (recently tried out pole and loving it), get stuck into crafty or DIY projects, go hiking and generally have a hobby of finding new hobbies. When I am more in a chill out mood you can find me reading, crocheting, baking and cooking from cake to pasta and pies (feel free to get involved or just happily snack on the finished goods), and playing some video games.

Council tax - Band C Approx £53 each per month
Water - Approx £15 each per month
Wifi - Approx £11 each per month
Gas and Electric - pay as you go tariff - Approx £40 each per month
TV Licence - £13.66 each every 3 months

Area,
The flat is located on the Crystal Palace triangle so you have pretty much everything on your doorstep. Sainsbury’s and Iceland are a few minutes walk away but there’s also a Lidl about 10 mins on the bus. There’s plenty of coffee and food places to choose from. We also have a really nice library and independent bookstore. Post office and delivery office are also around the corner so you don’t have to travel far if we ever miss a delivery.
Crystal Palace park is a 2 minute walk away so plenty of green space to go for a walk in.
We’re a few minutes walk to the bus station with direct buses to places such as Brixton, Streatham, Clapham, Bromley, Croydon and Victoria station.
The train station (overground and national rail) is about a 10 min walk down the hill. East Croydon station is also pretty easy to get to if you need trains to Brighton or Gatwick etc.
