Large comfy double room for 1-2 days p/w lodger

I'm looking for a lodger at £40 per night for ideally 2 weeknights per week (not weekends). I would consider 1 night a week but would have to charge £50. *Please do not message if you're looking for more than 2 days a week, this information is correct and 2 days is the maximum!*

My home is an attractive and characterful 2-bed Victorian first floor flat midway between Crystal Palace, Sydenham and Penge, overlooking the park, just off the main road and surprisingly quiet. The room is a good size with a king bed, large desk, comfy desk chair and computer available for your sole use, with a nice bright view. I'd expect to provide and wash bedding and towels.

I'm a very friendly and relaxed person but value my own space, so I've pitched the price to reflect your using the bedroom, bathroom and kitchen (for non-extended cooking projects 🙏) but not the living room. I'm often out in the evenings but work from home most days - I'm ideally looking for someone who wouldn't also be wfh daytimes, though open to it at a slightly higher rate if needed.

My current lodger (with whom everything has worked great and super smoothly) is leaving mid July, so I'm looking from that point onwards. More than happy to chat by phone and do you a video tour or in-person viewing.

The neighbourhood is lovely, with a huge gorgeous park right opposite and pretty Victorian architecture all around. Crystal Palace is a haven of cafes, pubs, restaurants and artsy shops, and Sydenham (equidistant) also has a lot to offer. I'm so in love with this area!

Transport links into London are good both via Clapham Junction / Victoria (from CP/Penge) or via the Overground up east London / London Bridge. Buses go up both Sydenham Road and CPP Road regularly. There's free off-road parking right outside.

I'm a 40 y/o woman who runs a live music business (mostly from home). I love the countryside, good food and wine, and music and the arts. I'm very sociable and have a lot of local friends so am often out. I'm a respectful, friendly and relaxed person to live with.

Just to mention...
- My wardrobe's in that room so I may need to nip in once a day when you're out (not more).
- There's a stain on the ceiling from a previous leak in the corner away from the bed, which I'll tackle when I can afford - no noticeable damn problems otherwise. Happy to show you on video viewing but plz be ok with this if applying.
