I'm 55 and my daughter is 16 (not the grumpy, smelly, anti-social, monosyllabic rude and irritating type of teenager).

We rent a pleasant little house in a quiet street in Crystal Palace. Slightly shabby (nothing offensive); no Hoxton-chic uber-cool but utterly impractical interior fixtures; no depressing Swedish minimalism; just pretty ordinary and homely and OK.

The room is what it is: bright and airy, comfortable, warm, good amount of built-in storage space, bed, desk, shelves: you know, surprising stuff like that. It's at the back of the house with a view over the garden and trees beyond. Peaceful and quiet. You'll share the kitchen, bathroom and living room, of course. £560 pcm. Available immediately.

5 minutes from Crystal Palace station (excellently connected to north, south, east and west), 5 minutes from the Crystal Palace triangle (24 restaurants and the full spread of shopping options from artisan bakery to Iceland), 5 minutes from the beautiful Crystal Palace park.

We have a big but unkempt garden - if you want to cultivate it, you're welcome - friendly neighbours, and a small rabbit. We look forward to welcoming a housemate who is relaxed, easy-going and curious about anything and everything. However, please don't feel you can't apply if you're completely boring: boring is fine, so long as you do it quietly.

I work in an odd mix of media/communications/internet/ marketing disciplines if that's of interest. Not that it need be: as long as you're affable and don't write "MINE" in indelible marker on your bottle of milk, we don't mind what you get up to.
