I'm looking to let this room to a lodger who is tidy, friendly and considerate. Preferably a working professional or mature student. There's no smoking in the flat but vaping is fine.
This is a quiet, clean, warm, double bedroom with queen-sized bed, built-in wardrobe, desk, chair, bedside, bookcase. The monthly price is all-inclusive (bills and Council Tax Band B) and you have excellent wireless broadband (40+ Mbps) as part of that.
The flat is a two-bed on the third floor of an eight-floor block (don't worry, there are lifts!). The bathroom has a bath/shower unit. The kitchen and lounge are there for us to share but obviously I'd ask that you are considerate and clean up after yourself. There is a small balcony off the kitchen area, and a washing machine (no dryer sorry), microwave, oven, gas hob, fridge and compact freezer. The lounge is quite roomy with freesat TV and Amazon Fire stick if you want to access your streaming service accounts.
If you own a car you would be entitled to use a parking space in the building's own carpark. Public transport options are excellent. The flat is 7 mins walk from both Crystal Palace and Anerley stations, offering direct links by Overground or mainline trains to Clapham Junction, London Victoria, London Bridge, East Croydon, Canada Water. Gatwick Airport is about an hour away if you time your connections right. The Crystal Palace 'triangle' is two bus stops up the hill (or a brisk 10 minute uphill hike if you're into that) where there is a great choice of bars, restaurants, and a decent Sainsbury's.
You'd be sharing with me; a friendly, straight, middle-aged, well-travelled bloke with a background in the arts, psychology, and an occasional urge to play the guitar (don't worry it doesn't happen often and I'll respect your need for quiet!). I'm self-employed so no two weeks are ever the same. Often I'm WFH and then sometimes I'm abroad for a night or two. I'm generally pretty easy-going and keep to myself after a day at work, but I've found it's nice to have someone around the place for the occasional chat if you're up for that. I like to keep things clear, so we'll discuss upfront the conditions I'd like to observe (cleaning duties, etc) and any you'd like to add. To that end, we'll co-sign a written lodger agreement to make sure we're both happy and comfortable with the arrangement.
