Hey,

We have a cosy and very bright double bedroom available.

The room is snug and comes semi-furnished with a double bed and wardrobe. It wouldn't be suitable for someone with a lot of things, as storage is a challenge in general in the flat. Also this is an attic room, so maybe not your best choice if you are a tall person - just bear that in mind ;)

The rent is £616 pcm with a £616 deposit to be paid. Bills come to around £130 per month (less in summer). Move in date is around 1st September and we'll most likely be having viewings from 20th August.


- The Property -
The flat forms the top two floors of a big Victorian townhouse, and we share an entrance with our downstairs neighbour. The porch doubles as a handy place to securely store our bikes. The first floor has the kitchen, living room, bathroom and one bedroom with the available bedroom on the top floor.

The flat isn't super-modern but what it lacks in modernity it makes up for with its amazing location. We're right next to London Fields, Broadway Market and everything else Hackney has to offer. We're within 10 mins walk of Dalston Junction, Dalston Kingsland and London Fields Overground stations and a short walk from a big Sainsbury's and Lidl.

Our road is also one of Hackney's 'Low Traffic Neighbourhoods' which is pretty dreamy.

We rent directly from our landlord so have no pesky agency, and he's very good at resolving any issues quickly. He will want to conduct referencing and credit checks before any contracts are signed.


- About us-
You'll be moving in with Claudia (she/they) and Katharina (she/her).

Claudia is 30, from Italy. Claudia works in a contemporary art gallery in the East End, and cycles there five days per week. In their free time, they enjoy going to the gym, taking their rollerskates out or browsing the charity shops in Dalston. Most talented at binging Netflix and drinking bubble tea xoxo.

Katharina is 38 and from Germany. She is a Lecturer and on the cusp of finishing her PhD in Marketing. She works from home most of the time and enjoys spending time with friends and having occasional dinners and drinks. Moreover, she enjoys music and cinema and goes for a swim in the Lido or for long walks.


- About you –
We'd like someone nice to move in! You'll be established in London and independent (e. g., already have lived here and have your own network) but will see this as your home.

We spend some time together, however we also respect each other's privacy. We're not a party flat, but the occasional noisy dinner with friends or summer after the park evenings are most welcome. We like to keep the flat clean and tidy, therefore we expect that you clean after yourself.

This room is not available to students for council tax reasons, and we'd like to live with people of a similar age to us - so please take a look at the age range before messaging.

You won't mind sharing the basics like olive oil etc (there really isn't room for 3 of everything!) - and chipping in when we run out of things or when it's your turn to clean.
