Double room in lovely Dalston flat

We have a double room available in our lovely Dalston E8 flat.

After two years in our beautiful flat, our third flatmate, Jess, is moving back to Australia. So, as Lily and I want to stay we are looking for someone who will take over her room and renew the lease with us. Move in date would be November 17th and we are resigning the lease in September/Early October which you would also be on.

The Room:
- You would be taking over the largest double room in the flat which is fairly spacious (doesn’t currently have a desk but would fit one if needed)
- Room comes furnished with bed, chest of drawers, and wardrobe (since Jess is moving overseas, she also has a lot of furnishing/household goods she would be happy to pass on)

The Flat:
- Modern, open-planned living with fully equipped kitchen, dining and living area
- Three bed flat with lots of natural lights
- Massive terrace (10x2m) which gets sun all day and is ideal for a bbq in the summer
- Landlord is responsive and will fix any issues we have quickly

Rent & Bills:
- Rent: £1280 (excl. bills although bills are usually £90-100 a month)
- Deposit: £1250

The Area:
- The street is really quiet and cute - our favourite in all of London
- 5 min walk to London Fields, 15 min walk to Victoria Park and Hackney Downs
- Dalston Junction 10 min walk, Dalston Kingsland 12 min walk and Hackney Downs 15 min walk. A couple of different bus stops close by (2 min)
- 15 min walk to Broadway Market
- The neighbourhood has many cute coffee shops, pubs, restaurants, wine bars, and shops

The flatmates:
You’ll be living with Nelly (27) and Lily (26) who are both easy going and easy to live with. We are both clean and like to keep the flat cosy with a friendly atmosphere. We will hang out after work watching TV and have BBQs on the patio in the summer, but also do respect each other’s space.

You:
- We are looking for a woman age 25-32 who is clean, friendly, considerate and who enjoys occasional socialising with flatmates
- Respectful of others’ space and wants to keep the flat clean and cosy
- You have to be able to pass background checks so a full-time job would be required
