Why hello! I am looking for a new flat mate to join me in this 2-bed flat in Dalston, as my current buddy is going to move in with his partner.

The flat is a good size and very comfortable, tucked away in a quiet corner of Dalston (on the Islington side). It is a duplex over 2 floors at the top of a low-rise block. The communal area is mainly on the ground floor.
There is a nice kitchen which makes good use of the space, including gas hobs, a big fridge freezer and loads of cupboard room and - it's plentiful for 2 people to share. We have all the key appliances and kitchen supplies here, but still space for you to bring your own as well.
The living room is a great size and gets lots of light. There is a dining table (which folds out to expand), a nice sofa and TV set up in there, and two big sets of book shelves with free space. We have some plants and I am looking to get some more in soon!

The living room leads out to a small balcony which fits a small table and chairs (shown in one of the pictures), so we can look forward to eating out here when the weather improves!
The final bit of the tour downstairs is the toilet which is usefully separate from the bath/shower room upstairs.

Upstairs are the two bedrooms and the bathroom. The bathroom has a bath, shower, sink and cupboard space. There is a good amount of storage space too.

Yours will be a double bedroom - good size to fit a double bed, wardrobe and desk. The room comes with a decent size wardrobe, a small desk and a chair, however no bed.
My current flat mate has a king-size bed in there (this makes the room look smaller in the picture), but he's taking this bed away with him. A double bed will fit well. There is a big storage cupboard right outside the room which you can use to save space in the room.

Location: Dalston Kingsland and Dalston Junction overground stations are both around 10 minutes’ walk (Kingsland closer). Buses run from nearby getting to the City / Islington / Angel / Kings Cross pretty quick. Dalston is great for restaurants, cafes, bars and live music.

A bit about me - I am 32 years old, work as a lawyer in the west end. Outside of work I enjoy getting out and exploring London and the cultural delights on offer. I also keep active with outdoor pursuits - particularly tennis and swimming.

The new flat mate will sign onto the lease which is running until November 2026 (around 18 months left). The rent is fixed until then, which is good. I am looking for someone who will be keen to settle in here for this longer period, however you would be able to sub out earlier, provided a new replacement person is found.
Rent is £975 per month. Share of bills comes to approx. £150 per month including council tax (band C)
