Hello! We have here a large double room available to sub-let in Dalston. The flat is over 2 floors at the top of a low-rise block of flats. It’s quiet here, even though it's only a 5 minute walk from the heart of Dalston.
The communal areas are mainly on the ground floor - kitchen with gas hobs, loads of cupboard room and a big fridge/freezer. We have a good stock of appliances and kitchen supplies for shared use. You're welcome to bring your own stuff too as there is plenty of space!
The living room is a great size and gets lots of light. There is a dining table, 3-seater sofa and TV set up in there. The living room gets lots of light and goes out to a small south-facing balcony, with room for a table and two chairs so can eat out there.
Then there's a downstairs toilet - separate from the bath/shower room which is upstairs.
Upstairs are the two bedrooms and the bathroom. The bathroom has a bath, shower, sink and cupboard space. Everything is in good condition.
The bedroom is a good size - coming with a double bed (almost new, good quality mattress) and a wardrobe. Also the following bits of furniture are optional: chest of drawers, small desk and chair. You'll be welcome to bring your own furniture where it would fit in the flat.
There is also a big storage cupboard in the landing with plenty of space for you to use too.
Location: Dalston Kingsland and Dalston Junction overground stations are both around 10 minutes’ walk (Kingsland less). Buses run from nearby and get to Angel / Clerkenwell / Kings Cross pretty quick. Dalston is great for its cafes, bars and restaurants which you can get to in 5-10 minutes.
The room is available to sub-let for the remainder of my tenancy until 7 October. The flat will be going back on the market to be let again, so if you’re interested for longer term I can introduce you to the landlord/agent.
Your share of rent will be £1100 per month for single person or £1400 for a couple.
Bills will be approx. £170 per month for single person, or approx. £120 per person if you're couple.

I enjoy getting out to explore the cultural delights of London (music and art especially), and being active playing tennis and swimming. I take it easy during the week, but often out over the weekends. I'd like to live with people who are friendly and considerate as flatmates.
