About the flat:
Large double room available in a spacious top-floor apartment with fantastic views and two fantastic flatmates.

This is a three-bedroom flat shared with two other lovely professionals. The bedroom is a great size and comes unfurnished. The rest of the flat comes furnished and has a large shared open plan living room and fully fitted kitchen. With two bathrooms, you’ll share the large bathroom with just one other person, as the third bedroom has its own en-suite. The flat has a warm, welcoming atmosphere, making it a great place to live and to make your home. It is also lovely and quiet despite being just off Kingsland High Road. There is a large balcony which joins onto the two housemates bedrooms. Although you do not have direct access the flatmates are more than happy to have summer flat BBQ’s or dinners there with the gorgeous view.

About the housemates:
There are two long term flatmates in the property. Nadia, who works in fashion, loves camping, kayaking and socialising with friends. Tom, who works in photography enjoys flea markets, cooking delicious food and travelling. They are both super friendly and sociable, enjoying the occasional flat dinner together, Nadia makes an amazing roast, and movie nights in. They are also great at respecting each other’s privacy and quiet time at home.

About the area:
Dalston is one of London’s most vibrant neighbourhoods, filled with independent cafés, bars, restaurants and markets. Just off Kingsland High Road with bus stops and Lime bike parking directly outside the property. Getting around is easy, with Dalston Kingsland Overground only 9 minutes’ walk away and Dalston Junction Overground just 12 minutes on foot.

About the Bills:
- Rent is £950 a month which includes the council tax and water bills.
- Electric is between £55-70 each a month.
- WiFi is £13.33 each a month.
- Cleaner comes once fortnightly for £13.33 each.
- Deposit is around £900 (we will confirm the price with the landlord).

About Dates:
- I am looking for someone to take over the room from Monday 8th December. This will be a tenancy transfer and the contract will be put into your name. This contract will run until 1st April 2026. The contract can then be renewed for another year from 1st April. (Annual increases in rent have been minimal around £50 each).
- We will begin flat viewings week beginning October 27th.

About You:
Nadia and Tom are looking for someone who is friendly, easy going and social, who can become part of the new flat family. Ideally you are a similar age range to them both and enjoy the vibrant life of London. A long term housemate would be ideal, no short terms considered. They also have a preference for someone who does not work from home full time. If you are interested and think you’ll be a good fit, please send a little bit about yourself and your interests.
