Double room available to sub-let in Dalston. The flat is over 2 floors in a low-rise block of flats. It’s quiet here, even though it's only a 5 minute walk from the heart of Dalston.

The communal area is mainly on the ground floor - kitchen with gas hobs, loads of cupboard room and a big fridge/freezer. There is a good stock of appliances and kitchen supplies for shared use. You're welcome to bring your own stuff too as there is plenty of space.
In the living room there is a dining table, 3-seater sofa and TV in there. This living room is bright and spacious and leads out to a south-facing balcony which is lovely to sit out on on a nice day.

There’s a toilet downstairs, and a separate bath/shower room upstairs. The bathroom has a bath, shower, sink and cupboard space. Everything is in good condition.

The bedroom is upstairs on the top floor of the building and is a good size - coming with a double bed (almost new, good quality mattress) with large storage drawers underneath, a double wardrobe, additional cupboard unit, a small desk and chair. If you have your own furniture to bring, let’s discuss as I could maybe move some stuff out to make way for yours.
There is also a big storage cupboard in the landing with plenty of space for you to use too.

Location: Dalston Kingsland and Dalston Junction overground stations are both around 10 minutes’ walk (Kingsland less). Buses run from nearby and get to Angel / Clerkenwell / Kings Cross pretty quick. Dalston is great for its cafes, bars and restaurants which you can get to in 5-10 minutes.

I am looking to sub-let the room initially for a few months, as I think it's best to do an initial trial period to see if it works for everyone before committing more. There will be potential to extend for sure. I have the lease here until November 2026.
Your share of rent will be £900 per month, and share of bills approx. £180 per month.

You’ll be sharing with me, Ben. I am 32 years old and work as a lawyer. I enjoy getting out to explore London and the cultural scene and being active - particularly tennis and swimming. I take it easy during the week, but often out over the weekends. I'd like to live with people on a similar wavelength and be friendly as well as sharing the place. Definitely up for some communal meals and hanging out sometimes when we are free :)
