En-suite in Dalston Modern Flat

Hey! I’m looking for someone to take over my room (and my contract) in our lovely 2-bed, 2-bath flat in Dalston Works, one of the best-located and most modern buildings in the area.

I’ve been living with my flatmate Yezan for the past two years, and honestly, whoever takes my room will be very lucky. I’m only moving out because I need to spend some time back home with my family, and I’m not sure how long that will be.

🛏 The Room
* Spacious ensuite room with your own bathroom.
* Comes furnished with a double bed, bedside table, and built-in wardrobe.
* I also have a chest of drawers, standing desk, and office chair that I can leave for a small negotiated price.
* Rent: £1,550 + bills (~£150/month)
* Deposit: 5 weeks’ rent
* You’ll need to replace me on the contract (agency reference checks required).
* Contract runs until March 2027 with a break clause in March 2026.
* Move-in date: 1st December 2025 (flexible).

🏡 The Flat
* Modern new-build (completed in 2020) on the 3rd floor with lift access.
* Open-plan kitchen/living/dining area with 3 big windows and a balcony — super bright and airy.
* Concierge, rooftop garden and bike shed in the building.
* Cleaner comes every 2 weeks (£54 each time, we have been paying for this on a rotation basis).

🚇 Location
Dalston Works is right behind Matalan — perfectly located between Dalston Junction and Dalston Kingsland stations (both just a few minutes’ walk).
The area has everything you need: cafés, bars, restaurants, markets, and London Fields nearby for walks. It’s lively but our flat itself is really calm and quiet.

👥 The Flatmate
You’ll be sharing with Yezan, 28, an engineer and artist. He works from home most days, (1-2 days in office per week) and has a 9–5 schedule. He’s very sociable but also quiet, considerate and very clean. He likes to hang out, watch a film or play video games, and makes a lot of art! The ideal person would be clean, respectful, and easygoing, to keep the peaceful vibe we have at home. We have a strong preference for another queer person. We’re social but not a party house. Yezan goes out a lot to galleries, parties and dinners with his friends, so he tends to spend weekends/evenings out. He is also keen to find someone who would want to spend time doing these things as well!
