- big double room; bed frame and some furniture included and other furnishings negotiable to buy (different to the photo: a desk/chair, clothes rails, bedside table, big mirror and a dresser)
- beautiful big living area
- large kitchen with gas for all the budding chefs
- the room is super warm with the heating in the winter
- big garden and outside area for soaking up the sun
- walking distance to Rectory Rd, Dalston Kingsland and Dalston Junction, and buses go right outside.
The technical stuff:
- £1018 a month rent
- approx £150/month bills
- depost £1025, which you'll pay the outgoing tenant and bond is lodged
- current lease goes until 31 July, and is expected to be extended (it has been the last 10 years)
- must earn greater than £ 36,000 to pass referencing, this is pretty strict sorry

Three professionals, a Brit and a Kiwi who work in marketing and one from France in client relations. We're a chill household, who love to chit chat and hang but also have our own social lives. All work from home occasionally, and you could too, but the lounge is kept free as a social space.
We're looking for someone with a similar vibe. Please send us a little intro message about you and we can arrange for you to come check out the house and meet us :) Males preferred, but open to someone cool!
Viewings will be 12th November and possibly later if needed. Move in is 1 Dec and you would take over the lease. There will be a reference check, but if you earn the required £££ this won't be an issue.
