We have the largest room available in our 4BR, 1BA flat in Dalston, London, as our flatmate is moving in with his partner down the road to start a new chapter - so we’re looking for someone to join us in our shared tenancy from around 23 March - 1 April!

🛏️ ROOM
£950pcm + bills (split 4 ways; usually comes somewhere around £50-£75 or so depending on the season)
Deposit £875 due to previous tenant to take over same amount on the deposit tenancy scheme for signing a new joint AST.
The room is the largest corner room (hence a little pricier than the others) with two windows, one with a view of the London skyline. Comes furnished with a double bed, two dressers, two floating cabinets, desk/chair, and standing wardrobe.

~10.65m/sq (other rooms ~8.75m/sq)
🏡FLAT
Between Dalston (around Rio Cinema) and Newington Green.
We have a shared, sunny reception/living room with a mounted TV, sofa dining table/chairs, and big balcony which is very gorgey in the summer.
The bathroom is split in half - one room is the toilet, one with shower and sink which makes sharing a little easier. Kitchen on the smaller side but newly renovated & new appliances - we have one cabinet and one shelf in the fridge each, with others shared for pots, pans, etc.
It's on the top floor of a Council building, at the end with a lovely view. Quiet in that we don't ever really hear our neighbours or run into any issue really. There are shared bike racks / parking downstairs we have access to with submission to Council for a space.
We have some plants on the balcony and around the house that we share care for. Shared storage is fairly limited, which we keep to essentials (e. g., coat hooks in the living room, tools/hoover etc. in the corridor).
We have a bi-weekly cleaning rota that we stick to as a house. Bills and shared items (e. g., loo roll, kitchen towels, hand soap, utilities, cleaning supplies) are put on a Splitwise.
We rent privately through the owners of the property, which is a family - no letting agency involved. That means we have open, respectful communication, and repairs are arranged by the family/their repair person in conjunction with the Council when appropriate. It also means we pay our rent on time on the last day of every month out of respect for our arrangement.

Ross (he/him - 34) works in marketing for a jewellery brand. Has a record collection and questionable music taste. Loves a movie and a glass of wine.
Maria(they/them - 28) - PhD student at Imperial, climber, hockey player, and a bit of a gamer.
Jordan (they/them - 36) has a silly office job at the moment to survive in London, but has a sordid history of queer nonsense and actually enjoys the arts, make-up, writing, theatre, community care, picnics, and tending to the plants.
We get on well and are looking for someone we can be friends / share a home with rather than just someone renting a room. We all have our own things going on and respect/need our own privacy and space, especially when things get busy, but it feels very easy and lovely to go out together and do things together outside of the flat as well - a picnic, night out, seeing shared friends, etc. We sometimes watch movies, support one another through bumpy times, share books & clothes, movie/show reccs and prefer open communication.
During the week, we're all working and usually in bed by 11pm-12am or so. On weekends we may have some folks around for a dinner, drink, or gathering, but generally we're not a party house except for a night or event out here and there / etc. We may have a house party or shared party etc. once every few months. Things tend to be quieter around the house than not. 420 friendly.
Our routines are pretty standard during the work week - Maria & Ross usually out with some days working from home, Jordan works from home with 1-2 days in office.

We’ll be re-signing our AST / shared tenancy agreement for another year - so would be a commitment for at least that time.
Due to size & layout of the flat, we wouldn't be able to accommodate a couple or pets comfortably sadly, although those with partners are welcomed as an extended part of the house with respect for shared spaces, etc.
