Rare East London room: private bathroom, terrace

Genuinely one of the best setups I've come across in London, and I'm only leaving because my visa is forcing me to. Someone's going to land well here.

The room:
Fully furnished with a king-size bed, two wardrobes, desk and chair. Comfortable, practical, and works great if you're working from home.

The flat:
Open-plan kitchen and living area with access to a large terrace overlooking a winter garden and East London rooftops. Full kitchen with everything you need (yes, including an air fryer). A cleaner comes twice a month and takes care of the whole flat, not just common areas.

The building:
Really calm building, the kind where you actually sleep well. Free gym access for residents, and a reception that signs for your parcels so you're not chasing missed deliveries.

Your bathroom:
Private bathroom with a bathtub. Not shared.

Your flatmate:
Italian, works in finance, friendly, switched-on, and easy to live with. The flat has a good atmosphere without being a party house. He'll be part of the viewing process, so it's as much about finding the right fit as anything else.

The area:
You're 30 seconds from Dalston Junction (Zone 2 Overground), which puts you in Shoreditch in 5 minutes and the City in 20. Dalston itself has a lot going on: great food, a buzzing nightlife scene, and a genuinely vibrant feel that's still getting better. London Fields is a 12-minute walk away.

The contract:
You'd be taking over an existing tenancy running until 8 December, with a £50 transfer fee. The contract has been renewed every year so far, so there's a clear path to staying longer if you want to. The current tenant (me) is relocating abroad, which is your luck.

Cost:
£1,200/month rent + approx. £200-250 covering building service charges and shared costs, including the cleaner.
