Hi! I'm looking for a professional to join me living in a splendid central Dalston new build where I've been for the past year, as my wonderful former flatmate is moving on. Just looking for one human flatsharer - no couples, moresomes or pets, sorry!

Quick essential info: Move in date between 01 Feb and 07 Feb 2020, rent £895 bills approx £150.

It's a large double in a Dalston 2-bed just a few minutes' walk from Dalston Junction and Dalston Kingsland Overground stations.. The room has floor to ceiling windows so super light in the day time, but cosy and dark when you need it thanks to black-out curtains.

It's furnished with a bed and a comfy, firm-ish mattress, bedside tables and two double wardrobes and there's a little space for books in the living room if needed. Your room is next to the shared bathroom/shower/toilet and right by the shared kitchen/living room while also being separated from my bedroom meaning there's more than enough privacy. I have my own small en-suite toilet / shower so there's no stress anyone getting washed in the mornings!

The combined kitchen/living room has floor-to-ceiling windows opening out onto a balcony with views out to the City (great for watching the sunset, and I'm okay with very occasional smoking though not looking to live with a full-time smoker.) There's a projector with Apple TV & Netflix/Amazon Prime/Now TV/iPlayer etc plus Sonos, Alexa and fast wi-fi.

Kitchen has gas hob, electric oven, dishwasher, fridge/freezer, plenty of dishes/cutlery/utensils and seating for four so it is very functional for cooking and entertaining. Happy to live with vegans/vegetarians/omnivores and if living with a vegan happy to adapt accordingly.

There's a double sofabed in the living room and I'm cool with occasional overnight visitors on the sofabed as long as there's some notice. From time to time I'll have a friend over to watch stuff or maybe a few pals for dinner but generally I'm quite a private person and spend a fair bit of time in my room. The block isn't particularly noisy; while I'm open minded it's not a party place and I prefer to live with people who are relatively quiet. As I work from home or from co-working spaces I'm looking for someone who has more or less a full time job outside the flat (a day a week or similar working from home is fine.)

The flat is secure with keyfob access; .there is videophone entry for buzzing guests in. There's level access from the street and then an elevator to our floor. You have to pass through three security doors to get in. If you're a wheelchair user or have a disability let me know and I'll share any info that you need. For cyclists there are plenty of places to lock your bike inside (no bikes in the flat though please.)

This area is exceptionally well connected. You are 5 minutes' walk from Dalston Junction Overground (which links onto the Jubilee line at Canada Water and the H&C line at Whitechapel), 7 from Dalston Kingsland Overground (which links to the Victoria Line at Highbury & Islington and the Central Line at Stratford) and there are many buses within a few minutes of the flat including the 242, 243, 56, 149 etc. There are lots of bike rental locations around for fans of Jump, Lime etc.

You will be 5 minutes from a big Sainsburys and the Kingsland Shopping Centre which can cater to most needs from greetings cards to sneakers and mobile phone outlets. Within a few minutes there's a Co-Op, a couple of late night supermarkets and an ace new Marks & Spencer's food outlet. There's an Allpress Coffee 2 mins walk, a new vegan cake shop opening up in the block...and in terms of nightlife there's every imaginable cuisine, nightclub experience and bar on the doorstep.

Shoreditch is less than 20 minutes' bus ride...but you're also near to calmer nature spots from the Dalston Curve Garden through to London Fields and Clissold Park.

The rent is £895 a month and all bills come to around £150 per month each covering gas, electricity, council tax, broadband, water and a cleaner who comes every two weeks.

The landlord's agency requires that any new tenant earns at least £27.6k per year, which has to be proved via a third party referencing company which will cost you around £20 and could take up to two weeks to complete....they then check that you earn at least that as a regular salary (payslips / contract and bank deposits) or if you're self-employed/run your own business then you need to have at least one year of filed tax accounts showing that you're drawing that much in salary/dividends/clear profit. Sorry, capitalism is hell, ALAB etc.

I work in events and I like theme parks, immersive theatre, social justice, musicals and Uber Eats. I i quietly identify as queer/LGBTQ+/non-monogamous so it's great if you're familiar with that stuff, but not mandatory. Most important is that you're a respectful person who cares about others and is happy to communicate about the basics of sharing a space. If all this sounds good get in touch and come for a viewing!
