Description
We are 3 down to earth, friendly, LGBTQI+ / allies, looking for someone similar to move into a bright, good size double room and join us in our lovely house in Dalston.
Viewings are to be held in mid to late June. Move in date will be from 1st July. (Flexibility on the date is possible)

THE HOUSE:
The house has a large kitchen/living room with a table, chairs, electric cooker and hob, washing machine, tv, and sofa, a lean-to off the back for bike storage, and a small paved garden with outdoor seating and plants. The house has good Wi-Fi.
There are 4 bedrooms, two on the first floor and two on the second, two bathrooms; one upstairs with shower over bath and toilet and one downstairs with shower over bath and a separate toilet. The house has wooden floors except in the kitchen and bathrooms which are tiled.
THE LOCATION:
The house is located back from a main road, and is 3 minutes walk from Dalston Junction Station, 5 minutes from Dalston Kingsland Station, as well as near to many bus routes.
There is an Aldi, Sainsbury’s, Coop and Tesco express within 5 minutes of the house, as well as Ridley Road market, many local shops and a huge variety of restaurants. We are also a couple of minutes from Dalston Curve Garden, and about 15 minutes walk from Londonfields Park with it’s lido, so the location is fantastic.
THE ROOM:
The room is furnished with a double bed and mattress, and clothes storage. It is a good size double room, bright and airy with 2 windows and is on the first floor.
The rent is £625.00 per calendar month, the deposit is £625.00 to be paid by the move in date.
THE BILLS:
Bills are not included in the rent and work out as follows on average:
Council tax (band D) and water rates together are around £75.00 each per month.
Broadband is monthly at £15 each.
Electricity is quarterly and works out at about £20 each per month but is paid every 3 months.
Gas for hot water and central heating is about £80 a month in the winter ( £20 from each of us ).
In the summer reduces to about £40 a month split between us for the hot water.
There is also the yearly TV license which we split between the 4 of us.
So a rough total per month per person is between £135 - £170 per month for bills. This is in addition to the rent.
THE NEW HOUSEMATE:
We are looking for someone to be a positive addition to our house and contribute towards making it a nice home. We are not a party house, but are sociable and get on well.
The new housemate will be a non-smoker/vaper, ideally between 30 and 50 yrs old, work sociable hours, can afford all bills as mentioned, has experience living in a shared house so knows how to respect shared spaces and get along with housemates, and can communicate maturely.
THE HOUSEMATES:
The existing housemates are two cis males, and one cis female. We all have individual interests and social lives outside the house; but also do like to hang out together over a house dinner occasionally, or when all in the kitchen.
The vibe in the house is a relaxed, open and comfortable one, we all communicate and get on well.
We all take on our fair share of the household chores and responsibilities but do not feel the need for rotas or schedules for this. We do not have a cleaner so all chip in with the cleaning to ensure a pleasant and safe living environment.
We each have responsibilities for paying certain bills, and everyone makes prompt payments over to the bill payer. We also split the costs of cleaning products but we don’t buy food together, only when we share a house dinner.
We are three omnivores but have lived with vegans, vegetarians and pescatarians. All are welcome.
We enjoy having a laugh and some banter, sometimes maybe watch a film together or play a board game. The house is a very much a home and we would love to welcome someone who would fit nicely into the dynamic we have here.
IMPORTANT INFORMATION - please read this note from Miriam
“Last year I was diagnosed with a serious autoimmune condition for which I need to be on several medications that suppress my immune system leaving me very vulnerable to infection from bacteria, viruses and fungal infections. Due to this we have certain procedures in the house that we all need to very kindly keep to with regards to hygiene and food safety, as well as minimising the risk of bringing or spreading any germs in the house.
We take off our outdoor shoes at the front door, and wash our hands well when returning to the house, keep all surfaces cleaned before and after using, flush with the toilet lid down and wash hands after using the loo; and when feeling under the weather or unwell let everyone know so that I can use the shared spaces at a different time to keep myself safe. In the aftermath of Covid these are things that you may be familiar with already.
This also means that guests to the house need to be feeling well when they visit, as unfortunately the slightest cold or bug could result in my hospitalisation and make me very unwell for a long time. I really appreciate all of the measures that my current household make in order for me to feel safe and at ease in my home and understand that these things are a bit more than the usual so please do ask any questions you have.
I appreciate your understanding in advance and hope that this does not deter anyone from being interested in coming to see our home.
My chronic illnesses and conditions mean that I am in the house most of the time, or at medical appointments and I also need to rest a lot.”

Used to work in theatre and as a scenic artist before I became unwell.
I really enjoy cooking/baking especially with and for others, going for walks in nature, seeing friends, cycling and climbing when I am able, doing a jigsaw or a crossword, playing backgammon, music, painting, drawing, all things art and craft based, and having good chats and laughs when I am able. I make sure that I still contribute to the house as much as I can, and I am still self sufficient, independent and try to limit any effects my poor health might have on those around me.

London bred, Sydney raised with a back and forth accent. De facto baby of the house. Currently waitering in a steakhouse and an aspiring screenwriter-director so will speak with unending enthusiasm about filmmaking. Cinema and gym goer, Chelsea fan, and consistently makes 5 cups of tea a day.

Hello, I'm Anthony, I'm 25, going on 95. My Interest are wide and varied but mainly I like music, reading, walks, cycling, surfing and spending time with friends out at the pub in the parks or joining me at events. I love dogs and walk a few on the odd days and enjoy a chat around the house. I work from home 3 days a week as a Civil Servant in green energy and like to keep things relaxed and quiet when at home, saving my more adventurous evenings for the pub.
I have really enjoyed living in this house but will be looking for new adventures in Edinburgh in August so my room will also be available. The house has been a safe haven in the chaotic fun of Dalston.
I have found it very easy to keep up with the house health/cleanliness requirements and hope that the new housemates can contribute to a positive, caring and fun house vibe that I have enjoyed so much during my time here.
New housemates will also have the opportunity to weigh in on whoever the new housemate will be to replace me, do it's a chance to really craft a positive time in a new house with new friends.
