En-suite king-size room, next to Dalston Junction

I'm only leaving because my visa is forcing me out of the country, and honestly I wish I wasn't. It is my favorite place I lived in in London. Someone's going to land really well here.

The flat:
A modern 2-bed, 2-bath flat in Dalston Square, with a large open-plan living area and full-height windows opening onto a private terrace overlooking a winter garden and East London rooftops. It's a genuinely nice place to come home to.
The kitchen is fully equipped: dishwasher, microwave, coffee machine, air fryer, the lot. A cleaner comes twice a month and takes care of the whole flat.

The room:
Fully furnished with a king-size bed, two wardrobes, desk and chair. Enough space to work from home comfortably.

Your bathroom:
Private en-suite with a full bathtub and large mirror wall. Not shared with anyone.

The building:
Quiet residential development, great for sleep. Free access to a well-equipped gym, a 24/7 concierge who signs for parcels, and a roof terrace.

Your flatmate:
Lorenzo, Italian, 30, works in finance. Friendly, easy-going, tidy, and genuinely good company without being in your face. Not a party flat. He'll be part of the viewing process as vibe fit matters here.

The area:
30 seconds from Dalston Junction (Zone 2 Overground), Shoreditch in 10 minutes, the City in 25. Dalston has brilliant food, a great nightlife scene, and a real energy to it. London Fields and Broadway Market are a 10-minute walk away.

The contract:
You'd be taking over my existing tenancy (£50 transfer fee) running until 8 December, with the option to take on a full new lease after that. The contract has been renewed every year so far.

Cost:
£1,200/month rent + approx. £200-250 towards bills (split equally with your flatmate: covers council tax, water, broadband, heating, electricity, and the bi-weekly cleaner).
Mattress and bed are 2 months old and would like to sell them for a discount as well.
