Description
We are looking for a new flatmate to move in with us on 26th of October 2024. You'd be moving into our friendly, peaceful house share in De Beauvoir Town!
THE ROOM
Is available part/un-furnished* and facing west, which means it gets lots of light and a lovely view of the garden & sunset! You also get to watch birds hanging out in the tree in the garden. :)
*there is a built-in bookcase and clothes rail, and the small and larger chests could stay in the room but can also be removed
The area is like no other in London, very quiet (you can only hear birds in the morning!) but within a 10min bike ride you are either in Dalston, Shoreditch or Angel, it is also very close to the Regent's canal.
We will start viewings on w/c Mon 23rd September.

We are four lovely women, currently made up of one Lithuanian, one Italian, one English and one Austrian who you will replace as she is leaving us in October.
We are all quite independent, but we're very friendly and sociable, love a chat in the kitchen, hang out in the garden on sunny days and like to have a drink together or a games night occasionally :)
This is not a party house, but more a cosy, peaceful place to come home to after a long day at work and relax in, with friendly housemates up for a chat in the kitchen or a glass of wine in the garden.
It's also a lovely place to work from home in, with decent internet and birds tweeting outside the window. At the moment we're all working partially form home, partially from the office and we're ideally looking for someone with a similar pattern.
🏡 THE HOUSE
A four-bedroom shared over three floors on the end of very nice Georgian row with:
• a gorgeous, large back garden and small front garden
• spacious shared lounge
• a combined bathroom & toilet (good water pressure and temperature control on the shower)
• a lovely kitchen ― electric hob and oven
• brand new energy-efficient gas boiler
• on-road parking: permit-holders only M―F 8.30―6.30, free outside those times
🚬 There is no smoking inside the house, but it's fine to smoke in the garden :)
🗺 THE AREA
If you haven't been to De Beauvoir Town, it's a hidden gem in London! Lots of nice pubs, cafes, restaurants and local food shops in the neighbourhood, plus two Tescos and a Co-op close by as well. It is super central. And the best of all, the road you will be living on is super quiet, you can only hear birds, no cars! And the canal is only a 5min stroll away.
🚌 TRANSPORT LINKS
• The 76 and 141 are 300m around the corner from the front door (both pass by Old Street Station for the Northern line within 10 min).
• Both Haggerston and Dalston Junction Overground lines (and the buses of Kingsland Road) are less than 10 min by foot.
• Essex Road Station and bus links are 10 min by foot.
• Angel is 25 min by foot.
💰 MONEY
Total per month = £ 905.15
• Room rent: £ 720.60
• All bills: £ 184.54 p/p pcm (council tax, water, gas & electricity, internet, weekly cleaner, cleaning & kitchen stuff)
• Once a year we split the garden waste bin cost: £19.5 p/p
The full amount (£ 905.15) will be paid into a house account by standing order.
Our rent runs from the 1st of the month, so to move in on 26th October you'll need to pay to the end of the month, which is £175.19.
*** ⭐️ There is NO big agency deposit ⭐️ ***
But we request a £50 one-time, non-refundable deposit to the house account.
Note: Unfortunately we cannot accept students or freelancers/self-employed people as the agency's credit checks only allow for people with employer's references.
• REFERENCES £50
The agency will charge £50 to conduct reference checks for the following standard things:
- Identity
- Mobile phone verification
- Credit File Assessment
- Affordability Assessment
- CCJ (County Court Judgements)
- History of bankruptcy
- Employment Reference
- UK Bank Account
- Right to Rent
- Landlord Reference
• Note: Notice period is 2 months
