Beautiful room in De Beauvoir *SHORT LET*

We are looking for a new flatmate to move in with us on or before 01 November 2026. You'd be moving into our friendly, peaceful house share in De Beauvoir Town!

NOTE: THIS IS A SHORT LET – 01 NOVEMBER 2026 to 28th FEBRUARY 2027 ONLY.

The room can be available from 12th October earliest, but the latest we can have someone in is on 1st November.

THE ROOM
Is available un-furnished and facing west, which means it gets lots of light and a lovely view of the garden and sunset! You also get to watch birds hanging out in the tree in the garden. :)

The area is like no other in London, very quiet but within a 10 min bike ride you are either in Dalston, Shoreditch or Angel; it is also very close to Regent's canal.

We're sorry, but owing to the volume of interest, we are unable to answer messages from people who don't seem like a good fit.

😃 WE ARE
We are four lovely women, currently made up of one Australian, one English and one Brazilian. We work across the publishing, sustainability and events industries.

We are all quite independent, but also friendly and sociable, and love to chat in the kitchen or lounge and hang out in the garden on sunny days. This is not a party house, but more a cosy, peaceful place to come home to after a long day at work and relax.

It's also a lovely place to work from home with an excellent internet connection. We all work partially from home, partially from the office.

🏡 THE HOUSE
A four-bedroom shared over three floors on the end of very nice Georgian row with:

• a gorgeous, large back garden and small front garden
• spacious shared lounge
• a combined bathroom & toilet (good water pressure and temperature control on the shower)
• a lovely kitchen – electric hob and oven
• energy-efficient gas boiler
• on-road parking: permit-holders only M–F 8.30–6.30, free outside those times

🚬 There is no smoking inside the house, but it's fine to smoke/vape in the garden :)

🗺 THE AREA
If you haven't been to De Beauvoir Town, it's a hidden gem in London! Lots of nice pubs, cafes, restaurants and local food shops in the neighbourhood, plus two Tescos and a Co-op close.

🚌 TRANSPORT LINKS
• The 76 and 141 are 300m around the corner from the front door (both pass by Old Street Station for the Northern line within 10 min).
• Both Haggerston and Dalston Junction Overground lines (and the buses of Kingsland Road) are less than 10 min by foot.
• Essex Road Station and bus links are 10 min by foot.
• Angel is 25 min by foot.

💰 MONEY
Total per month = £ 1,041.52
• Room rent: £ 812.50
• All bills: £ 229.02 p/p pcm (council tax (band G), water, gas & electric, broadband, weekly cleaner, cleaning & kitchen stuff)
• Once a year we split the garden waste bin cost: ~£22 p/p

The full amount ( £ 1,041.52 ) will be paid into a house account by standing order on 28th each month.

*** ⭐️ There is NO big agency deposit ⭐️ ***

But we request a £50 one-time, non-refundable deposit to the house account.

Note: Unfortunately we cannot accept students or freelancers/self-employed people as the agency's credit checks only allow for people with employer's references.

• AGENCY ADMIN FEE £50
The agency will charge £50 to change the name on the contract. They will also conduct reference checks for the following standard things:

- Identity
- Mobile phone verification
- Credit File Assessment
- Affordability Assessment
- CCJ (County Court Judgements)
- History of bankruptcy
- Employment Reference
- UK Bank Account
- Right to Rent
- Landlord Reference
