Large double room in De Beauvoir, AVAILABLE September 20th in a lovely Victorian house share with sunny garden.

THE ROOM
We have a double room available from the 20th September. The room is east facing so you can enjoy plenty of morning sunlight and back garden views. It comes unfurnished however there is potential to buy a bed from the previous housemate.

THE HOUSE
We are in a peaceful and safe area walking distance to the heart of Islington, Hoxton, Dalston and Hackney. It's a beautiful 4 bedroom/2.5 bathroom Victorian era house in lovely De Beauvoir Town. The kitchen is fully equipped and has a separate utility room with a washer/dryer and dishwasher. The house came unfurnished which we've slowly made into a comfortable home.

THE GARDEN
Our back garden is a much-loved feature of the house, especially on the fine and sunny days. It receives most of the morning and early afternoon sunlight which is perfect for summer BBQ's and dining al fresco. We have a BBQ and outdoor setting for house use. It is our responsibility to maintain the garden, including mowing the lawn which we take turns in doing. The garden can be accessed through a side gate where a bicycle could also be brought through and stored securely.

THE HOUSEMATES
You will be sharing with 3 friendly and sociable people - Vanessa, Greta and Matt (2x Aussies and 1x Brit).

The house is treated as a home and is always kept clean and tidy. In summer we’ll often invite friends over for a BBQ in the garden or frequent one of the many pubs in the area. We work in creative, advertising and production industries, are easy going, and respectful. Our interests include all the usual stuff - galleries, coffee, cooking, cycling, running, music, films etc. We love strolling around the east on a Saturday morning to find the best pastry and coffee.

THE ADMIN
A few other admin things to note: we have an ongoing contract with a reliable landlord who will require a reference check, a deposit of £825 and a £50 admin fee to add your name to the lease. Rent is £795.69 per month and bills are approx. £170 per month. Our rent increases each year in September. We also have a cleaner who comes on a fortnightly basis and we will occasionally pay for a deeper clean. We each take care of various bills and chores and the person moving out currently has the water bill and TV licence in their name so you will need to take over that.

Before we start the real estate process, we require the first week’s rent as a deposit to hold the room. This will go towards your first week of rent and is just an insurance policy for us, in case things fall through.

WORKING FROM HOME
All housemates split their work week up, both working from home in their bedrooms and going into the office.

YOU
We are looking for a housemate around 30-35 (male preferred for balance) who is friendly, tidy, and preferably a considerate professional. Someone who will enjoy hanging out from time to time but who is also independent. If you like to laugh, listen to tunes, eat good food and drink wine then do not delay, apply now!
