Hi, thanks for checking out the ad. We are looking for a new flatmate in De Beauvoir.

Viewings will take place between 11–13 May or, alternatively, the evenings of the weekend before that. The move date is TBC between 25 May – 1 June 2026. Some flexibility in either direction can be considered.
House
It's a 3 bedroom flat with a separate sitting room and kitchen, plus a private courtyard garden.
The sitting room is lovely, big and bright. It has massive wooden sash windows and faces onto the street.
The kitchen is separate, at the back of the house. It's small but has everything you'd need. There is a gas cooker, a fairly new oven, and lots of appliances including a dishwasher, and a coffee machine and grinder which sees regular use!
We have a large shower room with sink, storage and washing machine. The toilet is in a small separate room with a sink.
The courtyard garden at the back is small and a bit unruly, but charming. There’s a fig tree in it, and we have a barbecue.
There’s a separate flat on top of ours, which houses a lovely and friendly couple.
Your New Room
The bedroom is at the front of the house on the lower ground floor. It's big and easily fits a double or king sized bed, a desk, wardrobe and chest of drawers. The window looks onto the road, but lower than street level. The bedroom window faces West, so you get some afternoon sun..
Housemates
You'll have 2 housemates. Cecilia and Ilaria. We are both chilled, have a lot going on, but are up for hanging out together in the house or popping down to the pub for a drink. We’ve been living together for 2 and a half years and became very good friends.
According to Cecilia, Ilaria is a shining star in the sky for those close by. She strikes the perfect balance between being admirably easy-going and not taking shit from anyone. She’s attentive and empathetic, and always up for a friendly impromptu catch up around the house. She’s sociable and enthusiastic, is often surrounded by friends, and is certainly the tidiest in the house.
According to Ilaria, Cecilia is caring and thoughtful. She’s deeply committed to and passionate about her career in the arts, which is genuinely inspiring to be around. A devoted plant lover (often caught talking to them to give them a little extra encouragement), the best bread baker in the neighbourhood and the go-to person for advice and motivation, especially in the mornings, as she’s an early bird fueled by her sacred coffee! Some of the deepest life chats seem to happen in the living room when she is around.
Boring stuff
The rent is currently £809 per month, deposit is £550.
Recently, bills have been totaling an average of £170 per person per month, but they vary month to month. This total includes council tax (currently £ 210 for the house per month), cleaning (£54 for a cleaner every fortnight), electricity, gas, water, internet and some common use items.
The landlord will require reference checks and lease signature (with Cecilia and Ilaria) and is handled by Benyon Estate.
The room is unfurnished.
No couples or pets.
Area
We are in De Beauvoir, conveniently located for access to overground trains at Haggerston and Dalston. Old Street is the closest underground, a quick bus ride, or 20 min walk. There is a fantastic deli nearby, and some great pubs and restaurants.
Closest bus routes include the 76, 21 and 141, going to London Bridge and Waterloo.
Regent's canal is also minutes away, alongside Shoreditch Park. It’s a lovely neighbourhood for walking around.
