Hi everyone!

I am finally moving into my own property 🙌🏻, so looking for someone to take on my amazing room.
I have lived in this property for the past 4 years and honestly can't recommend it highly enough.

About the room:
-most furniture stays (bed, sofa, table, chairs, wardrobe) I bought the foam mattress 3 years ago but will leave it in the room. The rest we could talk about (I could leave some for free)

Layout:
There are two floors. Kitchen, toilet and your room is on the ground floor (former living room).
The other two rooms and full bathroom are located in the basement.

Tenancy:
The agency is very strick.... The future tenant needs to provide 3 months wage slips, Passport, previous landlord reference, 3 months bank statement.
Please DO NOT APPLY if you don't meet ALL requirements. Also no students (sorry!)
The lease runs out in November the 10th. I have paid until 10th August so flexible with moving dates but ideally in a couple of weekends.
The agency has confirmed it can be extended after November.
Current flatmates:
Tom is a northener and works in east London (sometimes from home) in a creative job. Moved to the property last November and loves batch cooking and having baths 🤣.

Jonathan is Spanish and has been living in the property for 6 years. He is mostly working so you will barely see him but nothing goes past him 😁.

House rules:
It's a home to come and relax after work. We have a cleaning rota and we take it VERY SERIOUSLY. Each week one flatmate keeps the kitchen tidy (takes bins out, put away clean pots), hoovers the communal carpet if too messy and CLEANS (properly, with cleaning products) the house on the weekend.
For people with partners, we are happy for +1 coming to stay BUT not to be here all the time. For people dating, not the place to bring someone home each week if you know what I mean lol
Basically as long as the house is clean and you are respectful, the guys will be happy (honestly, they are so laid back they are basically horizontal, especially Tom).

Bills:
Internet, council tax, water, gas & electricity on top whenever the bills come. An average of £150 a month give or take

About you:
We are easy people, but please only apply if you think you fit the description.
-over 30
-Have a job and a life outside of home.
-Are happy to live in a quiet place (I love this place because it feels like a little studio! But not the place if you are looking to socialize with flatmates).
-Meet ALL requirements for the agency to approve you.
-You are happy with the house rules (cleaning VERY important)
