Large double room in De Beauvoir w/ garden

Our housemate is moving out to live with his partner after 3 years at our flat, so we’re looking for a sociable housemate to join us in our lovely Victorian townhouse in De Beauvoir Town from 1st September.

We’re a friendly bunch of people, who enjoy spending time separately with our friends, as well as with each other.

Rent - £1100 (excluding bills £130)

This double bedroom is on the 2nd floor and is the largest room in the house, it has ample space for a desk to work from home, a king bed, wardrobes, and other furniture with room to spare. The room comes unfurnished, however our housemate is selling his king bed and mattress, wardrobes, and chest of drawers if you want to avoid the hassle of moving big furniture (pictures shown are of the current set-up).

THE HOUSE 🏡

The house itself is quite large - split across three floors, and has a sizeable amount of storage space for luggage and other items.

The living room space (on the first floor) is bright and open - great for hanging out, watching TV, eating, and working from home (although we try to keep this as mostly a social area). There’s a sofa bed, which is handy for when we have guests staying over.

The kitchen (newly fitted in 2022) is on the ground floor and looks out onto the garden. There's a fitted dishwasher, tall fridge, and washer/dryer combo.

There are two bathrooms, and you'll have majority use of the second bathroom - making it easy to get ready in the morning before work.

It has a fantastic back garden, perfect for BBQ's and hosting friends, and our front garden has been newly landscaped last month.

THE AREA📍

We live in the heart of beautiful De Beauvoir Town, surrounded by great pubs, restaurants and cafes. We're a short walk from Regent's Canal which connects Angel, Hackney and Victoria Park - great if you’re into running/cycling or going for walks. Rosemary Garden and Shoreditch Park are also very close, with tennis courts and a beach volleyball court to keep active.

Dalston Junction and Haggerston overground stations are both within 10 minutes walking distance, and there are plenty of bus routes nearby that take you into central London (141, 76, 341, 73, 476, 38, 30, 56, 149, 242).

You would share the house with Samantha, Adelaide and Ruben. Here’s a little bit about them in their own words:

Samantha - I’m an outgoing American expat who's been in London working in AdTech for the last 7 years. I'm determined to try every wine bar in Islington & Hackney, and always exploring the best of what our area has to offer. I love travelling but equally enjoy picnicking in local parks and walking along the canal to Broadway Market.

Adelaide - I’m a Kiwi expat and work in marketing at a Fintech. I usually spend my weekends chasing down the best coffee I can find in London, travelling somewhere new, or going to gigs. Usually during the week you can find me chilling out in the living room, up for a movie or sharing a meal with friends and housemates.

Ruben - Fun Italian with South American roots, passionate about house music and musicals. At home, I enjoy watching movies and cooking. Full-time pub manager, and part time exploring sales for commercials. I’m into swimming, festivals, ramen and lots of gelato. You can find me in Mare street Market or running around Viky Park.

We definitely see the house as a home instead of just a place to sleep - occasionally we have house dinners (BBQs in the summer) and board game nights, watch TV in the lounge, or venture off to one of the local pubs for a few drinks. We want to keep that vibe going!

Broadband, water, council tax (band F) and energy are extra - we are currently paying £130 each in the spring/summer and £145 in the autumn/winter and this includes shared house supplies. Our contract is organised via the landlord / estate agency who are very responsive if any repairs are needed.
