Large master bedroom (en suite) in 2 bed flat

Hi everyone,

My name is Sophie, my flatmate is moving out and I am looking for someone to fill her room!

Summary – The room is a furnished large master bedroom with ensuite bathroom is available for a three-month let in a lovely and peaceful two-bedroom flat located on Regent’s Canal in Haggerston (Hackney) and shared with one flatmate (myself). The flat is fully furnished, has two bathrooms, a spacious open-plan kitchen and living room, and a beautiful balcony (from which you can see the Kingsland Basin).

Price – £1,500 pcm, plus bills (£184 pcm). Deposit is £1,500.

Move-in date – The room is available from 3 September 2025.

Viewings – ad hoc.

Licence agreement – This will be a sublet for 3 months, with a possibility to extend longer (but this depends on circumstances). This will be a short simple contract to be agreed to protect both parties.

Me – You will be living with me, Sophie. I am a 30-year-old PhD student, university researcher and journal editor. I am generally quite friendly, quiet, and considerate. I work 9–5-ish between cafes and home. I like reading, video games, swimming, going for cute nature walks, doing nice things with my pals, and I spend a lot of time with my family! I have a partner, Lucy, who is lovely and stays over every other week for a couple nights.

You – My ideal tenant would be friendly, and considerate. Ideally, a woman or nb, and queer friendly (I’m afraid, no couples). And someone who doesn’t have parties in the flat (I value peace, sleep and sanctuary!).

Location – The flat is located on a quiet street in Haggerston (Hackney), meters away from Regent’s Canal. It is 5 mins walk to Haggerston overground station. It’s excellently located to get to Dalston, Shoreditch or the city (and you can get to a tube in under 10 mins). The area is filled with bars, cafes and restaurants, pubs, and grocery shops. It’s also surprisingly quiet, and there are some nice green spaces.

Furniture – The bedroom comes with a super-king-sized bed, beautiful dark wood bedside table and bookshelves, a desk, and a huge built-in wardrobe. The flat comes fully furnished/operational (the kitchen is fully stocked, and the living room has comfy sofas/ a big smart TV).

Note on the photos – All personal affects seen in the bedroom photos will go (those are the previous tenant’s and will move with her). The bedroom also looks a lot smaller in photos than it actually is – it’s actually a really big space but the bed is huge (super king) which distorts the photos.
