✨ Who we are
Hey! We're Davide and Marina, an Italian brother and sister duo with a love for art, music, good food, deep conversations, and a touch of weirdness 🌀. Marina studies art curation and comes from an events background; Davide works as a sound tech and music producer. We're open-minded, positive, and active people who enjoy painting, sports, cooking, going to events, and exploring the city, but equally love coming home to a calm, clean, and peaceful space.
We see home as a sanctuary 🌙 a place to unwind, recharge, and leave the noise of the outside world at the door. We burn incense regularly (it's part of the vibe 🪷 if that's not your thing, this probably isn't the right place for you). Occasional dinners, small get-togethers, and friends over are totally fine, but this absolutely is not a party house.
🛏️ The Room & The Flat
The room comes furnished with a double bed and a wardrobe (all the rest of the furniture in the picture are from the previous tenant), with an east-facing window that catches the morning light 🌅. The flat itself is a warm and cosy 3-bedroom + living room, with two bathrooms (one full bathroom with a bathtub, one service toilet).
The kitchen opens onto an east-facing balcony with a lovely view and gorgeous morning sun ☀️, and the living room has a west-facing balcony that gets flooded with light from late afternoon onwards 🌇, great for golden hour hangs.
The flat is compact and easy to keep clean, which we love. One thing worth knowing upfront: storage space is limited, and we already have furniture in place throughout the common areas and looooooads of plants. If you're coming with a lot of stuff, big furniture, or a jungle of plants 🌱, this probably isn't the right fit; however, we can discuss it, but we want to be honest about that from the start.
📍 Location: SE5, the quiet green side of South London
The flat sits in a peaceful, leafy residential pocket of SE5 🌳. Here's what's on your doorstep:
Denmark Hill station & East Dulwich — 10/15 min walk (National Rail + Overground)
Peckham & Brixton — 20 min walk each 🚶
Central London — ~40 min by bus 🚌
Ruskin Park — 10 min walk 🌿it has a gorgeous communal sauna
Brockwell Park — 15 min walk 🌻
Large Sainsbury's — 10/15 min walk 🛒
Tesco — on the way to Denmark Hill Station
Post office & off-licence — literally 3 min away 🏃
Gym — plenty to choose from, starting with a 20-minute walk
The area is quiet, genuinely restful, and green; the kind of place where you actually sleep well at night 🌙.
💸 The Money
Rent: £828/month
Utilities (Bunch contract including water, gas, electricity): ~£77.54/month
Internet: ~£7/month (new contract incoming)
Council tax: ~£40/month (reduced this year as Marina is a student, will change next year, heads up)
Small shared communal costs (cleaning products, loo roll, etc.) split as needed
🔐 Deposit
A deposit will be required upon signing; the amount will be confirmed with the agency, but should be around £922. It will be registered and protected with MyDeposits, a government-approved tenancy deposit protection scheme, so your money is fully secured and returned fairly at the end of the tenancy 🌿.
🤝 Who we're looking for
Someone mature, clean, organised, and communicative, a person who respects shared space and understands that living together well is a small, ongoing practice 🌱. You don't need to be our best friend, but we'd love to build a genuine connection and share the flat with ease and mutual respect.
A few things worth knowing about the space:
🚬 No smoking indoors — kitchen balconies is fine
🔇 The walls aren't fully soundproof, so we keep voices and music at a considerate level, especially after 11 pm, when the flat (and the neighbourhood) gets quiet
🪷 We use incense, if strong scents bother you, please take that into account
📋 Practical bits
We'll do a relaxed vibe check first, just a conversation to see if there's a good feeling all around. If you're the one, the agency we rent through will then run the standard credit and reference checks, so have your documents ready: passport, bank statements, proof of income/job contract, etc.
We know flat-hunting takes time, energy, and money 💫 so please read this carefully and only reach out if you genuinely feel it could be a good match. We're not looking for just anyone; we're looking for the right person to share our home with.
Drop us a message and tell us about yourself, who you are, what you're into, and your story 🌀. We'd love to hear from you.
Looking forward to meeting you!
Good luck with your hunt! 🍀✨
