Small double available in gorgeous flat

We're looking for a new member to join our South London home team.

The flat:
Super pretty and spacious. Amazing kitchen with an island and massive dining area. Nice living area with parquet flooring. Small terrace on which we've been amassing a potted garden. Beautifully maintained communal gardens in private estate.

Toilets on first floor and in spacious bathroom with modern bath and separate stand-in shower unit. Great storage including a massive attic space and garage.

The room:
On the small side, but pretty decent by London standards - will fit a double bed, desk, and some extras if you're creative with space. It also has a built in closet, south-facing window, and wood floors.

The flatmates:
Three basically adorable creative types, two of which are a couple.
English: Poet/teacher/hoodie hacker
American: exhibition designer/acroyogi/aquatic enthusiast
Italian: neuroscientist/comic artist/beard cultivator

You:
At the moment, we are preferring females to keep things balanced. We're all adults and not really into dorm style living, so looking for late 20s/30s folk. If you're below our age range you'd need to demonstrate your wizen old soul in some manner.
If you smoke, you'd need to do it on the terrace/outside.
Generally respectful, good at cleaning up after yourself, have your own life in London, but up for occasional shared meals/hanging out.. normal stuff.

We need to have a reference check done, so you'll need proof of income, good credit etc or a guarantor and there's a £60 fee for that. But no agency fees, which helps. We want someone that can make a 6 month commitment or more.

Finally - there may be some flexibility with the move in date, if you were available and would prefer the 2nd week of Oct rather than the first.
