I am looking to move before the end of my current tenancy (not for any negative reasons, I am moving to a new place with my partner) with UNCLE Deptford and therefore looking for a replacement tenant for my lovely 1 bed flat on the 1st (above ground) floor of the UNCLE development.
The building is only about 2 years old with great insulation, appliances and amenities. The UNCLE team are amazing with someone always at reception Mon-Sat and a very nice maintenance team who are also on the ground Mon-Fri to help with anything. There is also 24/7 security and the estate is fully gated so no-one can access without a fob. EPC Rating is B.
The flat is furnished with a tv unit, coffee table, sofa, 2 chairs and a small dining table in the living area, and a built-in closet, two bed-side tables and a lovely double bed in the bedroom. Curtains and blinds come fitted with the flat as well.
There is a washer-dryer in the utility cupboard, plenty of storage in the bathroom and a fully kitted kitchen with a microwave, oven, induction hob, fridge and dishwasher. All appliances are Bosch.
There is underfloor heating powered by an air-source heat pump and due to great insulation, the flat stays super cool in the summer months.
The development is pet friendly with an extra pet charge of £50 per pet and there are great amenities in the ground floor with a co-working space, hosting room, meeting room and booths too. You can check them out on the UNCLE website. There is now also a small ASDA on the groundfloor that opened which you can access from the outside which is super convenient!
The monthly rent is £2033 and deposit is £2255.
In order to be able to live here you do need to meet their affordability criteria which requires you to earn a combined income of 30 times the monthly rent. So in this case, you would have to provide proof that you earn above £60,690 to be able to qualify to live here.
I've been super happy living here and would recommend it to anyone! I wouldn't be moving if I wasn't moving in with my partner in a different part of the city. It's a lovely development with great amenities and super safe.
The location is fantastic with a 5min walk to the river with a great view of Canary Wharf, 10-15min walk to Surrey Quays station with a big Tescos next to the station, 20min walk to Deptford station, and a 30min walk to Greenwich or a 5-10min bus ride.
For any prospective tenants, you would need to go through UNCLE's referencing checks which would require: a copy of your passport, proof of the right to rent in the UK (if applicable), and your most recent three months’ bank statements and payslips. You will also be required to complete an application form through Rightmove Referencing, which will include requests for references from your current landlord and employer.
