Room with private bathroom beachfront

Hiya! This is a 2 bed 2 bath flat, renting out the double room as my flatmate is travelling from end of October and I'm moving out mid December, so looking for someone to sublet from November and take over my contract officially from December. The contract ends on August 10 2025 and then can be renewed.
Huge balcony, views of the waterside and cable car! Room has a double bed, bedside table, a massive cupboard and large chest of drawers. The private bathroom is right in front of the room. There is also a car parking space!
7 mins walk to West Silverstown station, 9 mins to Royal Victoria, 20 mins to Elizabeth line Custom house and 22 mins walk to canning town staty. Restaurants nearby, tesco 7 mins away, large Morrisons 20 mins away.
Vegetarian household, so preferred a vegetarian. Need someone who is very tidy and clean, respectful. Another girl lives in the other room, she's an auditor at Deloitte. We are a quiet bunch, no smoking etc.
The apartment is entered using fob, no conceirge.
1 disclaimer is that the apartment is balcony is undergoing renovation so there isscaffolding outside and the balcony deck will be replaced. This was estimated to complete in April 2025 but the plan is delayed so maybe a couple months more. Because of the construction the landlord and agents agreed to reduce the rent to the current amount and will go back up once the construction is over. Hence the actual deposit is 1296 per person.
Would need to give your references to the agent by the 9 of October to confirm, hence looking to finalise soon.
