Double Room in Highbury

Furnished room available in a modern three bedroom, two bathroom, fourth floor apartment with security access on Drayton Park. Also includes a huge balcony and large, light-filled living area and kitchen space, as well as a new washer/dryer.

Very well-located for transport with Drayton Park Station (for Moorgate and Victoria Line connections) just 3 minutes walk away and Arsenal Station (for the Piccadilly Line) just 7 minutes away. Plus countless nearby bus services, hire bikes, and only a short walk or train ride to the Overground at Highbury & Islington.

In normal times there are a number of gyms and plenty of cafes, bars, and restaurants nearby, with Highbury Fields a short stroll away and Upper Street just a 15min walk. Arsenal Stadium is also our neighbour but the games are pretty infrequent, sound insulation is amazing, and even when they do happen they’re not really disruptive to our lives at all.

The room (5.34m x 2.03m) includes a double bed with recently purchased mattress, built-in wardrobe, chest of drawers, bedside table, and lamp. Bedding not included.

The room is available immediately as I am moving in with a friend. Still in the apartment are James (33 and works in finance) and David (39 and works in investment banking). You’ll be only sharing the bathroom with James as David has a separate en-suite.

We’re looking for another professional with a good outlook on life. It’s a friendly house, but if we do have friends over we just like to give each other a heads up in advance.

Successful applicant will be required to go through right to rent checks with the estate agent and be added onto the lease. As process can take a couple of weeks sometimes, we’d prefer to confirm someone sooner rather than later.

The rent is £826 per month (David and James pay based on respective room sizes) plus around £72 for Council Tax and typically around £90-£110 for bills (electricity, internet, cleaner, TV license, etc.)

A bond of £1,040 is required by the estate agent (this is an even split unlike the rent which is based on room size).
