Description
Hi everyone! My flatmate is moving out so I’m looking to fill her room in this lovely East Dulwich flat! Available from mid-late March.
***The room:***
Double room in a small but homely flat. Room comes with bed frame (TBC on mattress, but might be best to bring own), as well as bedside table and chest of drawers. White shelves in pic not included. There’s an optional clothes rail that I gave her, but I can just sell it if you don’t want it! There’s also a dehumidifier. There is a decent sized built-in wardrobe and probably room for a desk. If you have bedroom furniture of your own that you’d like to bring instead, then I’m sure this can be negotiated with the landlord!
Brightly lit lounge area with small balcony. Flat is all furnished via myself, (apart from furniture in available room - the landlord provided that!), so ideally you wouldn’t be bringing any more furniture for communal spaces! Decent sized kitchen with washing machine, dryer and dishwasher (which we don’t use, but it should work!). Pots and pans that you’re welcome to share, as well as basics like kettle, toaster, etc! One separate bathroom and loo. Bathroom has shower and bath.
Flat is on the third floor of an apartment block, accessible via a small lift. Bus stops just outside the flat with access to 176, 185 and 197 routes. Forrest Hill overground is a few stops away on the bus, or you have Denmark Hill a little further away in the other direction. Easy routes to Peckham and Brixton via bus. Closest tube is Northern Line at Oval via the 185.
Right off Dulwich Park, so lots of greenery and easy access to Dulwich Village (takes literally 5mins to walk from our door to the gates of the park!!). East Dulwich has a lovely selection of independent shops and a market on Saturdays. There’s a decent sized Sainsbury’s a few bus stops away towards Forrest Hill, or a big Sainsbury’s in the other direction towards Camberwell, also very accessible via bus.
Rent is £900 per month, and bills (gas, electricity, wifi, water, council tax) come to about £150 per month (some things might go up in April, but hopefully not!!). Plus the small monthly expense for shared necessities like loo roll, cleaning products etc, which are settled via Splitwise. Landlord lets us pay rent individually on our respective pay days at the end of the month. We’re in council tax band B.
The landlord is super reasonable and communicative, and we have a friend of hers that now acts as a property manager and lives down the road, so he’s able to pop by and check on any issues when we need. We also have a really lovely neighbour in the flat next door!
Looking for a female, full-time working professional only. No students, couples or pets. Ideally someone that also works mostly from the office and is mid 20s - mid 30s. Landlord will require references.
Move in date approx. mid-late March. Landlord now offers a rolling monthly tenancy, in line with the new tenancy rights coming into effect May 2026. She also offers a zero deposit scheme.

You’d be living with one other person — me! I am a 28 (almost 29) year old professional working in film event production and have lived in the flat for 18 months now, but in the area for over 3 years, so it really feels like home.
I’m in the office quite a bit and work a lot of evenings and weekends, but work from home when I can — particularly at the moment as I am going through some health struggles. Right now, I’m signed off work until after Easter and spend a lot of time resting at home in between hospital visits.
I have a boyfriend who stays a couple of nights a week, especially while I am unwell with my chronic illness, and the occasional friend crashing on the sofa. Due to quite a busy and intense work life, I really appreciate getting alone time at home and do keep to myself sometimes to recharge. I appreciate someone who respects boundaries, while also wanting to get to know each other and make this a warm home for the both of us! I really like being able to get together sometimes where we can to have dinner and watch a film, or mooch around the market of a weekend :)
I’m a big fan of open communication and a clean and calm home, and always ensure the flat is nice and tidy. As the lead tenant who deals with a lot of the bills and admin, I would hope we could split the rest of the responsibilities fairly between us. Too old now for the student-house vibes!!
My main passion is film, but I also love literature, art, music and fashion. I don’t often have much time to cook, but enjoy it when I do! I’m also hoping to start some fitness classes this year as part of my recovery, so maybe that’s something we could end up doing together!
Available for viewings week beginning 9th March, and I can facilitate a virtual viewing if easiest!
