Description

This is a spacious house (7 big rooms, 3 floors, max 5 people) with a large (L-shaped) lounge/diner, double bedrooms with plenty of storage, 2/3 bathrooms, a beautiful (clean) kitchen and 3 gardens (front, back and roof garden). The property has been refurbished, with soundproofing added, making it of a higher spec than most rental properties.

The double rooms are FOR SINGLE OCCUPANCY ONLY, however, couples will be considered if you are willing to take 2 rooms and have a minimum combined budget of £1,800 inclusive. Couples can also have their own bathroom that is not shared with others. Three double bedrooms are available now and the fourth is available from mid-September.

The house is in a quiet residential street but just 3 minutes from the High Street with a full-size Sainsbury's, Lidl, Boots, multiple gyms etc. It’s a 20-minute walk or short bus ride to the multiple shopping centres, restaurants and entertainment venues of Ealing Broadway. Northfields Avenue is a few minutes walk away and has numerous boutique shops, restaurants and bars, away from the hustle and bustle of Ealing Broadway.

Transport options are numerous (full details below) including the fast, modern, spacious and air-conditioned Elizabeth line.

We are on the Elizabeth Line from West Ealing station, which gets you to central London in 13-18 minutes (Paddington, Bond Street & Tottenham Court Road), the City in 21-24 minutes (Farringdon & Liverpool Street/Moorgate) and Canary Wharf in 30 minutes. Northfields station on the Piccadilly line gets you to the West End (Piccadilly Circus, Leicester Square and Convent Garden) in under 30 minutes. Both Elizabeth and Piccadilly lines get you to Heathrow in 30-40 minutes, door to door.

While West Ealing and Northfields stations are within 10-15 minutes walk, other options are also available, such as Ealing Broadway and Boston Manor stations which are around 20-25 minutes walk away or 5-10 mins by bus, as is Brentford mainline station. The numerous transport options also include night buses (N11, N207) and all-night weekend trains on the Piccadilly & Central lines. The per calendar month rate shown is based on a 12-month commitment but shorter terms are available at a mutually agreed rate. The deposit is the equivalent of 5 weeks' rent and bills. If circumstances change, you can leave at any time and get your deposit back, but you will be responsible for finding your own replacement and pay a £100 admin fee.

There is also a communal fund of £50 pcm, on top of the monthly rent quoted, to pay for the cleaner and all items in the kitchen and bathroom except your food/drink, personal toiletries/products and laundry detergent.

The property is a registered HMO (House in Multiple Occupation), the landlord has been accredited under the London Landlord Accreditation Scheme (LLAS) and the London Rental Standard (LRS).
