House Situation:
This ensuite room, situated on the top floor of the property, boasts floor-to-ceiling windows and is the only ensuite option where you won't have to share a bathroom. With ample natural light streaming in during the day, the room offers a welcoming ambiance. Fully furnished with a double bed, it ensures comfort and convenience. Heating and hot water are reliable, and any issues in the room can be promptly reported through the agency system, typically resolved within 1-3 days.

The monthly rent is £1,219.00, inclusive of bills. However, new tenants will need to cover a one-time council tax fee of £150. Upon renting the room, the agent for the property will initiate a new contract (I'm currently under a self-replacement policy).

For new tenants:

Full-time employment is a prerequisite.
Couples or friends sharing rooms are not permitted.
To secure the tenancy, a payment equivalent to one week's rent is required, which will be credited towards the first month's rent upon completion.
Additionally, a one-time £150 council tax fee is applicable upon contract signing, which will involve the execution of a new agreement.
Roommate situation: Currently, there are four male occupants in the household, one of whom works from home. All residents maintain a friendly and helpful demeanor towards each other while respecting each other's space. The atmosphere in the house is serene; evening parties are not hosted, but enjoying a leisurely drink is welcomed.
