Dbl room in 2-bed (F28) w/garden ~£1230 inc. bills

Hey there! I'm Fiona (28) who comes with a Schnoodle called Maisie.

My flatmate is moving, so I am looking for someone to take her place on the tenancy at a lovely two bed flat in Ealing, with a large private garden. The new flatmate can take over from 8th April, and would then join on the tenancy agreement. I'm looking for someone who would like to put down some roots and hopefully stick around for at least two years (with a one year break clause).

The house is in a fantastic location, a 10-minute walk to West Ealing station (Elizabeth line), and a 15-minute walk to Ealing Broadway (District, Central, and Elizabeth lines) or South Ealing (Picadilly). Move-in date is 8th April, but it can be a little flexible.

A little about the flat:
-Double Bedroom: Unfurnished, but has built-in wardrobes.
(I can possibly help with furnishing to help with costs - this would be something to discuss)
- Spacious Living Room: Cozy and fully furnished.
- Separate Kitchen: Equipped with gas stove, electric oven, washing machine, and dishwasher.
- Bathroom: Sadly no ensuites - shared toilet and shower - but bathroom hygiene is very important to me.
- Parking: Resident parking permit available through the council. Private parking space is first come first serve with other flats in the townhouse
- Large Private Garden: the garden is not shared with the other flats. I take pride in maintaining it and it doubles the space available when the weather is nice. (I have an outdoor sofa and bbq so great for hosting)

The rent is £1010/month, with bills around £220 extra (Council Tax Band D).

A bit about me: I work in Film and TV for a production company - the dog comes to work with me! I'm originally from Michigan, but I've been in London for 12 years now! My parents are from northern Germany, so I also speak German. Maisie and I enjoy a friendly, sociable atmosphere - I would like this to be a home for someone and not just a roof over their head. I'm looking for a professional who’s happy to have a chat while cooking or watching TV together (though privacy is important too). When not at work you can find me walking the dog, crocheting/knitting whilst watching TV or at the gym (like to stay active so go to the gym most days). Cleanliness is important, so the new tenant needs to be considerate and help keep shared spaces tidy. We share cleaning duties to ensure a pleasant living environment, but this doesn't have to be a strict rota - life happens!
