HUGE double room to rent in house

I am moving out of my room in Ealing and looking for someone to take over my tenancy.

The room really is huge with a full wall of windows with shutters, and another wall with floor to ceiling cupboards with rails for storage.
I have a double bed, a sofa and two desks in here.
Lovely wooden flooring and original fireplace(not for actually lighting) gives the room character.
The ceilings are high so super bright and roomy and is on the first floor with only a spare room next to it for guests so quite private.
You would be sharing the bathroom and separate toilet with two housemates as the third housemate has en-suite on the top floor so only uses that.
As mentioned there is a spare bedroom which is unheard of in London, which is used for friends and family so if you want guests it’s perfect.
There is also another spare room downstairs which is used for coats/ shoes/ bikes and drying clothes. No clothes hanging around about the house which is a bonus.
A good sized garden out the back with a shed for storage.
The living room and kitchen are real show stoppers, with high ceilings and steel beams.
The house has been furnished by the housemates currently living in it.

So, you’ll be living with Raquel who’s from Spain and is studying as well as working as a speech therapist, Emma who works for the MET office and Lucia who works in film. A good bunch who are happy to chill in the living room or are out and about.

To take over the tenancy, it’s a £50 charge which I would pay for. If you ever wanted to move before the contract is up, it’s really easy to swap your tenancy to someone else this way.
The contract for the house is up in July but we have been extending it each year.
All deposits/references/rent arranged through the estate agent. Then the housemates just split the bills and pay between them.
Internet is roughly £10 a month, bills(electric/gas/council tax/water) come to approximately £120.
Move in has to be 1st January.
