Hello! I’m looking for 3 housemates to join me in a large, sunny ground-floor 4-room house share. All 3 available rooms are large—the largest is the size of a living room! Rooms are furnished and in the bustling, safe area of Ealing Broadway, with a large garden at the front!
THE AREA:
-10 mins walk to Ealing Broadway Station (Trains: Central, District, Elizabeth, GWR); many frequent buses
-15 mins to North Ealing Station (Piccadilly line)
-20 mins walk to University of West London
-Quiet, safe street. You'll start to recognise the locals soon enough!
-15 mins to Ealing Broadway Shopping Centre
-Numerous restaurants of varying cuisines; pubs; grocers; convenience shops; bookshops; game rooms; gyms; museums/art houses; new Filmworks Studio Theatre; pop-up events and festivals! Local convenience shops and much more within 5-10 minutes from the house.
-Parks within 15 mins walk: Hanger Hill, Walpole, Pitshanger, Montpelier, Cleveland. Little further along is Gunnersbury Park.
ROOM 1: £1000/mo
-This is an extra-large, living-room size bedroom. Located at the rear of the house and the biggest room. Very high ceilings.
-Plenty of built-in-wardrobes and storage, and a built-in vanity desk with a chair and mirror.
-Double bed: Bed base and mattress provided.
-There is a sofa chair in the room and an extra wooden coffee table.
-Also comes with a large wooden work desk and chair.
-Ideal for those who like their own space, and a lot of it!
-Large windows that open for the rare heat! Full length blackout curtains.
-Two radiators, which makes for a very warm room in summer if you crank them up!
-Near 1 of 2 bathrooms, this one being near the shower room (shower/tub + sink + toilet)
ROOM 2: £850/mo
-Large double room facing the front of the house with bay windows.
-Double bed: Bed base and mattress provided.
-Includes wardrobe with mirror, chest of drawers, a bedside desk/coffee table, a work desk and a work chair.
-Located next to the toilet room (toilet and sink only) and you have a hall leading to your room/the toilet. It is a shared toilet, but very convenient for the person in room 2!
ROOM 3: £800/mo
-Double room (larger than most double rooms advertised online) facing the rear of the house.
-Double bed: Bed base and mattress provided.
-Radiator, 2 main windows, and 1 side window.
-Includes two built-in wardrobes, a chest of drawers, a bedside desk/coffee table, and a work desk and chair.
-Also has a hallway leading to this room (perfect for a shoe rack or other décor!), and close to the shower room.
THE FLAT:
-Ground floor house share in a Victorian house, on a quiet, safe, rather posh street
-4 bedrooms
-2 bathrooms. One of these two includes 1 shower/bath. The shower hose and shower head was replaced with a brand new one this year. The other bathroom is a toilet and sink/cabinet only.
-Fully-fitted kitchen: 2 fridges & 2 freezers; gas stove with a brand-new top installed this year; oven, microwave; laundry machine; dishwashing machine; kettle; all dining/cooking utensils; plenty of cupboards/drawers; dining table.
-Hallway with a large table and coatrack.
-FRONT GARDEN! We occasionally try our hands at gardening. Lots of BBQs when the weather is good—we have a BBQ and like to bring out tables/chairs in good weather.
-Parking available at the back of the house
-Good heating, water, and WiFi
BILLS Per Person Per Month:
1)WiFi (Virgin Media): £15.50/mo (I am happy to switch to a cheaper service)
2)Thames Water: £11.89/mo
3)Council Tax (Band F): £58.63/mo (Based on the house’s annual council tax this year which will be £2814.27 for 12 months)
4)Energy: For the 12 months, it breaks down to an average of £58.90 per person/per month. Obviously winter months are higher, and warmer months lower, but the average is as above. (We have a smart meter, so I noted down energy costs of every calendar month to get this average).
=Final Total Estimated Bills Per Person/Per Month: £145.
THE PEOPLE:
-Me, 35 y/o female, work in a marketing company. Loves: Space, cosmology, sci-fi, film, animation, punk rock, stand-up comedy, spooky stuff, and fluffy animals.
For housemates, I’m looking for responsible, friendly and respectful professionals. Unfortunately I cannot accept students as this would drive the council tax up for remaining tenants. The people I’ve lived with have become friends, hang out together, encourage each other to not be lazy when we’re in the winter slump, and respect each other. We all may have different work schedules, and I’ve found it best to communicate politely for any requests. It’s not a party house, but that doesn’t mean we can’t throw some weekend parties 😊 They go pretty well!
I love living here. It is rare to find a deal like this especially since the nationwide property increases. I've been here 3 years now, and have had wonderful roommates through the years who moved for work or university. It's friendly, safe, beautiful, and full of places to eat/visit/play/relax. It feels like home, and it’s so easy to get to central faster with Elizabeth line. It’s a beautiful, convenient, safe area.
OTHER POINTS:
-This is a 1 year max stay. If you need to vacate earlier, you must provide the landlord with 2 months’ notice. There will also be a 6 month break clause, in which case remaining tenants will sign a new lease with whoever moves in. The landlord (live-out landlord) will provide details once we find tenants and draw up a lease but this is the general guide.
-The landlord has been fixing things up in and around the house for many months, and is responsive. We have new stovetops, new showerheads, new fire safety doors!
