Furnished Room in Gated Community

I've just bought this flat and would like to rent out the extra room. Technically a three-bed, but I will be the only other person living there. The room will come furnished, including a small double bed, desk, and space to hang clothes.

I work for a marketing agency and am in the office at Farringdon three days a week; commute lasts thirty minutes. I enjoy reading and grilling, which I plan to do a lot of this summer in the garden.
